Just booked mine yesterday, love the quiet & green surroundings, mine is on the fifth floor facing the hills, units facing the lake left 1 unit only on the 2nd floor. Consider cheap withh freebiessome more when comparing to the neast condo which is rm450k for 1,100 sqft

No gym is the biggest turn off by the way, with maintenance fee rm0.20psqft they should have the gym and some courts.

Hey what is 3 tier security?

means guard house 1 tier, lobby access with card 1 tier, and CCTV or access to unit floor only is another 1 tier.. Depends developer to offer..

By the way, i like the environment as well.. Just the 86 years leasehold and no gym is turn off for me.. But for own stay. it can renew the tittle...

Thanks for the clarification, yesterday the sales agent told me that they might do the gym and smart card accesson the elevator, but still no yes sign from the boss..

yup no gym means i can only jog at the lake and swim.

congrat bro rclxms.gif ,which condo near cost 450k for 1100sqft? i think we might need to gather and reflect to the developer we need gym, court, and 3-tier security at least due to high maintenance fee, the agent told me so and said their datuk very good, so we would like to see how good the datuk was...

Totally agreed! But how should we do it? Do we have a comitee or something? Petition would do i think. Get all thebuyers to sign it.

The nearest is selayang spring phase2, quite expensive, their 500 sqft unit is rm270k if not mistaken.

Hey sunnyckh,where did u apply ur loan? Cimb or ambank? I dunno which one is the best..

Hey more neighbors! Thats great! Count me in for the petition! I need the gym facilities... im sure the lake will be done up for joggers right? I run a lot outdoors so that will be a bonus! The SA said that the lake is not under them.

Selayang Spring is totally Selayang area, while this T Parkland is consider Rawang ( border to Selayang area) with Mukim/Daerah Selayang title.

However, if compare both, I rather prefer this much much more than Selayang Springs ...

It is around 4 km from Kanching Forest Reserves to Templer Impian Apartment. Good track...

but i do agree to have a gym for weights and machines workout.

bLastIn, RHB bank offered me IBR - 2.45%. (IBR is almostthe same as BLR). Capped at 10.35% max.

U mean jungle track? I prefer road runs. Yup! machines if the rain falls... so best still if the gym is built. Dont have to leave our future home for anything!

Made a booking yesterday and few more to come.
Been eyeing on properties around these areas for quite sometimes. Among all this is the most ideal so far.

I've been living in KL all this while. Be it the metropolitan lifestyle nearby KLCC, the modern hills of Ampang and peaceful mountainous suburb of Ampang. I can say T-Parkland concepts have all the elements I had just mentioned. A good place to live in after a busy day.

Approx. 10-15 mins from Kepong, 5 mins from Selayang and less than 15km distance from Jln Kuching-Jln Ipoh-Jln Kepong roundabout. LATAR highway nearby provides an alternative gateway to many other main highways.

Whether you're an avid environmental friendly person, going green, forests and nature lover. It wouldn't take long for you to spot on this place not far away from the city. It worths the saying extra "5km very far la" and it's selling fast now.

i apply three cimb, rhb & ambank and see which bank offer the best...but bank nowadays seems like very strict...last year december i still can get 80% loan for a 6++k property but this year even t park land is hard to get loan (my own status)

The geology of this area consists mostly of calcareous rocks (high in calcium carbonates, like limestones etc) which was subjected to metamorphism of the younger granite and also metasedimentary rocks (metamorphosed sandstones etc).

I'm not sure what is beneath the actual site but the existence of lake, if it's natural, could only be formed by either subsidence or collapse of an underground cavern. If it is a man-made lake then i'm not that worry.

Given it's only a 18/19-storey building, the stress it exerts on the ground should further compact the rocks/soil beneath it but if it's a cavern (touch wood) then it's not such a happy ending. I'm going to secure a copy of soil testing report from them when it's available.

Dear rodzthomas, i meant on the road. I think there should be some hiking/jungle tracks in the area apart from those that are accessible from the nature parks.
