More Neighbors that are tech savvy is a great start! What about internet services. Any idea (unifi)?

You have to apply for the loan by yourself. Correct me if im wrong, to what i recall the panel banks are CIMB, RHB, Ambank, OCBC and Maybank.

How much is (roughly) the MRTA suppose to come up to? i was told by the banker 14k++.

Firstly i'm not trying to be racist or anything and also no offense to all muslim owners of T-Parkland,  but there's already a Surau nearby for our muslim neigbors/friends to fulfill their religious obligation, hence the surau (as per the T-Parkland brochure) could be converted to a mini gym which could benefit all the residents of T-Parkland.

I do agree we should be entitled to at least a 2 tiered security system (with the amount amount of maintenance fees we are going to pay).

Estimation:

1210 sqft * 0.20 cents = RM242 * 240 units = RM58,080 per month

another good idea is to have an intercom with the guardhouse inside the unit

as stated in the facilities/amenities:

Swimming Pool
Management Office
Surau
Guard House

The availability of Unifi depends on the service provider not the condo developer. As long as there's coverage, should not be a problem to apply for Unifi.

MRTA, the amount is less if the tenure is lower. Mine comes up to around RM 6K

You can try apply thru hsbc, ocbc and rhb.. btw i turned down cimb, for some service reason.. and apparently my loan got rejected under ambank and great thing is, the mortgage sales staff nvr bother to reply me when i asked about the status.. until yday, i got a letter from ambank.. service is bad.. so i will not return to ambank for watever reason in the future...

the rhb lady that did for me at least she's smarter, i cant get 90% loan but she got me ard 70%, which i think is fair enuf.. and i will jus have to find my way to get the down payment in.. anyways, at least my monthly installment is not so much.. but tenure wise, still keeping it the max lor...

i am currently also waiting for ocbc to reply me.. and see if its approve.. will keep u all updated..

Based on previous info, i think it's left 86 or 87 years and dev dont have intention to renew it...

This is the reason why I finally decide to drop my booking although I love the sight and view.
Have talked to a SA, MCT have no intention to renew the lease to 99 years upon VP.
Current lease is til 2094, after 3 years of contruction period, we have only 79 years left.
All buyers should think carefully before signing S&P.

just called their staff n she said only can renew after 84 years finish and she said those forumer not yet the owner (coz most of us havent sign snp though) so cant get the owner list to proceed the LH renew...the funny thing is they intend to add gym oredi but probably will increase the maintenance fee...and now just have single tier security system, n they oredi discussed so long time abt upgrading the tier but now still no result yet...how they gonna make us confident to sign snp?

If you wanna bargain with developer, must do it before signing S&P and ask them
to state whatever they agree to do on the S&P. After you have sign, everything is
done deal, they wont entertain you anymore.

It's not easy, you need to write in to the top management, gather as many buyers to sign as possible.

did you guys consider about landslide problem surrounding templar park? Cause when I try talking to some relative about this new housing project, first thing they always say is landslide. I mean templar park is famous for having landslide problem.

i think landslide problem is just opposite and before t park land...i more worry on templer hill coz build on higher ground...

this development looks ok.. compared to damansara foressta (which is built on an elevated land)... if at all need to be worried about landslide, it should be the semi d or bungalow built along the road, i see it also i scared wanna buy.. plus its very expensive too.. tpark look pretty safe to me.. mainly because front and back of the (future) condo, are surounded with terrace houses and semi Ds... then we have jungle reserves as well.. smile.gif

We probably wont live long enough til the lease end.
The problem is banker are not willing to finance a property with less than 60 years lease.
In this case, if you stay there for 20years and pass the unit to your children, they might
have problem to sell your unit then.
