I visited the place few days back. Looks very tempting and price not bad too. The only setback for me is that it is a leasehold and the worst part, only 82 years left...Would be very hard to sell bcos once left with 60 years, its very hard to obtain bank loan anymore. If for your own stay, its a fantastic place..

Well said and totally agreed..somemore near greenery imagine waking up full of mist hehe...prices also not very high xompare to most crazy launches RM600k plus

So far I've not heard any developer extend. If they have the intention to extend, might as well they extend it first before launch so those investor will sure come in and grab. This is the frist thing investor will see if its a leasehold property because they know they'll have diffuculty to flip if its only left with 80yrs leasing period. Maybe that is why only 95 out of 240 unit sold (someone mentioned this). Anyway, if for own stay, by all mean buy. Nowhere can you get a 1000+ sqft condo with this kind of price anywhere else around klanf valley.

But some of the developer will renew upon completion... is depends whether developer will do it or not..

I have contacted the sales person (Darren) and he told me the management decision is not to apply for extension.

I have made booking for a unit on the highest floor as the environment and design appeal to me but now the cons (proximity to Surau, HTC, & 80 years lease upon completion) starting to tip the scale and and i'm not as certain as before. Might want to reconsider my option.

Any thoughts?

if developer decided not to renew, perhaps is not a good buy for me even alot of freebies... unless u really love the environment and for own stay only..

Actually i hv been there also last sunday and what i concerned were what you actually mentioned..therefore forget it..even really alot of attractive freebies..

107 units booked on the 9th February 2012.

Not sure how many more units booked last weekend, let's say 10, that would be total of 117 units booked (half). According to Darren, ground work should start next month (fingers crossed).

I have decided to go on with my booking, since i really like the area.

I did a dry run on the traffic last Friday and also on Monday morning.

Monday morning, drove from the proposed site to KLCC, took 40 minutes (departed at 640am), using Rawang Highway - Jalan Kuching - Jalan Sultan Ismail - Jalan Ampang. Could be under 30 minutes utilizing AKLEH/DUKE.

Last Friday, left Megan Phileo (Jalan Yap Kwan Seng) at 515pm and reach proposed site at 550pm using the same route.

Not too bad.

Jam starts at Pasar Borong to Jalan Kuching in the morning, moving but slow.

i just booked a unit aswell (facing the lake)! I just imagined myself on an extremely busy day and when i get home, BLISS! quiet surrounding, mist... hills...

I guess that's the icing overall. I currently live near a big mosque so im sure the surou wouldn't be as bed. Traffic will take time getting used to.

Besides all that, like most of u mentioned, best if "own stay" under current situation but it should get better in time and more houses are developing around that area.

Options to travel to work (PJ) are aplenty! thru Jln Kucing, Latar or even kepong from selayng hospital (If im not mistaken).

Fittings were satisfactory and like some of u mentioned that the room tiles were a little small.

Great job guys. Eventhough at lease remaining of 80 years and you guys still proceed means you really like the area. It is good though, according to my clients who stay at Templer.

Anyway, do not worry much about the traffic. Just hope the congested traffic is within ur limit.

After completion, it is 3 years more. There are a lot changes.

Just go ahead with ur decision if really for own stay, like it very much and within ur budget without any hesitation why not buy this and that.
