We can't separate Emerald West (Guocoland) from Anggun (Hong Bee), as all development land in Emerald West is owned by Hong Bee (Anggun's developer).
Emerald West is developed by Promakmur Sdn Bhd, which is 50%:50% (need to double check the ratios though) owned by both Guocoland and Hong Bee.
These 2 developers do not competing with each others but complimenting each others. Hong Bee is more into commercial now, whilst Promakmur is more to residential development.

Thus when talk about commercial, Anggun City, AEON side is the main focus.

I do not interested in DA Land's Lakeside Parkhome because it is located in the Rawang old town. And they don't have a proper in house sales team to handle their own sales, instead they out source multiple real estate agents to handle their sales, each of them tell me different info which I don't feel convinced.  The concept is good, but LH title. For that price that selling by DA Land, I prefer FH.  Location wise, I prefer the left side of the Rawang toll instead of the right hand side of the Rawang toll.

+1. we shared the same sentiment.

I am not sure if MR 1 phase 1 purchasers got any DIBS? If so, then MS has good reason to rush it.
For MR2, no DIBS, so developer may take their own sweet time to build it.
*
MR 1 Phase 1 no DIBS. MR 1 and MR 2 is not being offered DIBS. I'm serving Interest now.

Guys, this is based on my past experience for MR1. I booked in Dec 2011. Lawyer called me to make arrangement for SnP signing in Apr 2012. Around 4-5 Months. I delayed it for additional 3 weeks due to Loan Issue. You may proceed for loan application now with Booking Form Only. But DO NOT show the "Rebate" or "Discount" in the Booking Form cos Bank will reduce your margin from there. Few banks are MR Panel. Good Luck.

Also... the first release from bank was in Dec 2012. So... i think you will have enough time to get the loan approve. meantime.... get prepare of your docs and you have few months to get the record tidy and neat.

wow... so fast? i expect Apr 2014 which to comply with signing of SnP. but it's good news. hopefully not a fake news. btw, LATAR is not under MS development. i think MS still have to rely on LATAR concessionaire / Government to build the interchange. maybe will be ready in 2016.

is it possible to use credit card to pay for the remaining down payment?
*
Paramount (Kemuning Utama Developer) = Yes. They Accept. Provided your CC has high credit Limit.
MS = I don't think so. I pay by cheque last time.

Friend, you can check Guocoland's first launch price back in 2006 and its current price
FYI, Bkt Beruntung is not = with Rawang, Rawang is part of Gombak district whilst BkT Beruntung is part o Hulu Selangor.
*
agreed. +1. whenever ppl hear about Rawang, they thought places are similar to Bkt Beruntung a.k.a. Dead Place.

Why insist PBB bro?

In fact, this bank quite lousy in their approval recently.
*
+1. i absolutely agreed. all my loan application with PBB for the past 6 years has been turned down. the only loan i have with PBB also needed LO from other bank only they approved.

After my first loan with them 5 years ago, my new loan application with them at 2009, 2011, 2012 and car loan recently still facing the same difficulty even my savings since 15 years ago was good, Fd with them and loan conduct with them very prompt and over paid few months, still they had difficulty. Sigh.

And yes, last year, I show them the other bank LO to match the offer, testing anyway, as expected, cant even offer me 50% home loan.
*
yes. i did exactly the same. i think they are taking safety pre-caution. what to do... bank policy.

QUOTE(supernice @ Jun 3 2013, 05:20 PM)
I have been following development in Rawang for a while. MR2 looks quite appealing. But the question of leased hold always bother me. My friends discourage me to buy leased hold properties.

Does anyone know what happens when the 99 leased expired ? I have been asking this questions for sometime but nobody can give me a definite answer.
*
we would be in heaven by then. smile.gif

QUOTE(supernice @ Jun 3 2013, 06:06 PM)
I once asked a developer, if the government decides to renew the leased (after it expired), is there a written guideline how much have to pay and for how long? He cannot give me an answer because as you have said, the first leasehold hasn't not expired. So there is no history to refer to.

Is it true to say, if I buy LH and live there for 50 years, it will be quite hard to sell my property because it only have 50 year left ?
*
nope. nowadays LH property is easy to sell as well. as long as the person like the township, concept, space or location. look at kepong's single storey. LH, but able to catch 300K-400K value now.

if you plan to sell the place 20 years later, the leasehold property will get lower value than the freehold property. My suggestion is to buy freehold if you can afford. As to whether the govt will renew after leasehold property expires, that is for future generation to worry about.
*
i disagree. smile.gif based on my observation, LH prop will not get lower value. if you compare MR 1 vs MR 2... then, maybe MR 1 price will be a bit higher. but nowadays, ppl not looking at LH or FH. they look at township, design, concept and amenities.

I just sold a leasehold condo in pj last 2 mth. Price appreciated 57% during the 3 yrs contruction. Buyer paid the booking without looking at actual unit. Young generation now all prefer new prop.

cos less worry on house maintenance.

anything <RM400k for MR1 Phase 1 is probably 1.5 yrs ago during its initial launch (bumi price) smile.gif
*
368K onwards. meaning the cheapest unit is 368K before any early bird discount or bumi discount. smile.gif that is during launching time. i received sms about early of this year saying, phase 1 18x70 leftover is priced at 428K before any form of discount.

Wow, Gamuda Land joins Rawang Vision City.

They have no much land to develop at Bdr Botanic / Ambang Botanic but Jade Hill Kajang. Very impress with their workmanship, facade and township quality.

724 acres is quite huge enough for self township. Its as big as 2 times of both MR1/MR2 combine. Definitely worth to look at.
*
good to know that. gamuda is good developer. worksmanship is good. expect another township in the making. just like Kota Kemuning.

Wah. 500k subsale without rebate. Need to fork out about 60k for deposit n legal fees. Can get 2 unit of MR2.  At least got 20k rebate fo new unit of MR2. One unit just need 30k.
*
yes, u can pay downpayment. how about loan? question is, can secure loan? 400K (438K-10%) x 2.

if 1 can afford the total loan (800K), then why he/she need to look at MR1?

Good luck to u. 18ft house is too narrow to park 2 cars. One day will regret coz not enough space. Lol.
*
sorry. no regret. i stay in house with that width. parking 2 car side by side isn't a problem. but of course u can't park 2 CRV side by side. the largest car i park before is CRV + Satria. no issue. i still have space to walk and rinse clothes.

how u know i can secure loan for 800k? i rather buy 2 unit of MR2... one for own stay, the other for investment...  rclxms.gif

subsale 500k without freebies... hard to swallow... just for that one unit.
*
can. of course you can. it depend on individual. yes, i agreed with you. usually get 2 is better cos 1 will be investment and 1 will be own stay. but if a person have capacity of 800K loan, perhaps they will go for better house such as Anggun/Emerald. smile.gif there's no right or wrong. just different person have different point of view. biggrin.gif cheers mate.
