i don't think guard house pos is related to year approval. Anggun 2 is located in the middle. i believe it's more on wideness of road available. i guess MS trying to earn more profit. from what i know, Free Hold land title also can construct Brick wall as fencing. e.g, Kemuning Utama.

yes, true. anggun 1. but anggun 2 is different.

guys... no worry, whether brick or fence wall, if burglar wan to come in, they still can do so. the matter is, security patrol. some thin burglar can even come in from Drainage area. so, G&G is to serve as reduction to crime and not 100% crime prevention. that's why Resident Association has to be formed and only with Unity can prevent all this happen.

my suggestion is to put barbwire on top of the fencing to reduce risk of climb over.

does cctv help? cctv can capture and show the face of the crime but no action from law enforcement = zero. nothing is done. smile.gif btw, usually thief comes in from back door or so call "black spot". they won't come in from main access road. smile.gif

i don't think flood will hit M Residence. MR is located on slope of estate. it's already high enough. the rain water won't reside at MR. it will flow down. so no worry about flood.

wow... didn't know it's already 98 pages here. actually to buy MR or not is very subjective and depend on individual needs. if you ask me... i would say MR is not that far away. Tasik Puteri is deep in but MR1 is at the tip of the Entrance of Tasik Puteri Road. what you get for MR1? i believe you guys know well enough. we can't simply say MR1 isn't good because it's not up to our preference. smile.gif same goes to Phase 2 and Phase 3 design where Toilet is in the middle. it's very subjective. some like it and some don't. smile.gif i would say MR1 will be a good place to stay. Rawang ain't the same like last time. previously most of the development was concentrate on Town side. cos that's the plus point for ppl to buy. my personal opinion... nope... i don't wan to get stuck in jam in rawang especially need to passby Seri Garing school. smile.gif in terms of road, i don't think Rawang town will have better access when we are talking about traffic jam. i would rather choose somewehre nearby toll. that's why Kemuning, Putra Height, Alam Impian, Kota Damansara, Denai alam booom up so quick due to accessibility of highway. smile.gif just my opinion.

serendah will take time. the so called Connect from Serendah to Templar Park was abadoned fow few years. you will notice the interchanges has been left for sometimes already. perhaps it's due to $$$.

in my opinion, ppl still relate Rawang = Bkt Beruntung case. Even Bkt Beruntung bearing Rawang address, but Bkt Beruntung is 15KM away from Rawang (Toll Gate to Toll Gate). Rawang is fast developing now cos it has lots of empty land. But soon, it will be developed. Location wise, when ppl say it's far.... i couldn't agreed with them. Cos i've been travelling from Rawang to KLCC (38km) and i also travel from Kota Kemuning to KLCC (35KM) as well. what makes Rawang far when i do the comparison apple to apple. smile.gif another comparison is from Kota Kemuning to 1Utama and Rawang to 1Utama. it depend on which destination we are heading and not by hearing ppl say, it's far. smile.gif cheers mate.

besides, i do enjoy travelling from Rawang to Kota Kemuning (50KM) cos i'm do not stuck in jam via Guthrie. 30mins based on 140km/h and 1 hour based on heavy traffic at bkt jelutong.

btw, anyone buying MR2? I have M Club Card and we can always share the Referral Fees.

guys, u may refer to early post. i was there to queue up in the 1st day of launching. I remember it was Friday and i was there 8.30am.

18 x 70 starting price RM 360,800
22 x 80 starting price RM 499,800 (not sure about the 800). haha.

btw, as you know MS. 499K unit is those facing main road or something. as i mentioned it's "Starting From". there is cheap unit, but those not good location. i remember those 18x70 that facing Playground was priced 40K extra, which is 400K. the unit i got is 360K which is the cheapest unit and it was facing estate. 2 rows away from playground. smile.gif

yes. could be that way. when phase 2 was officially launched, it was priced RM 550K. those 499K was unit from 22x80 in Phase 1. only 2 row, if no mistake.
