yes... will be 4 lanes in total. currently it is 3 lanes and 2 lanes. some of the land has been bought for the purpose of road widening.

yes, work of road widening is very very slow. but in 2 or 3 years time, it would be completed in stages.

i don't think intercom will prevent theft. most important, proper security company to handle the securities matter. intercom is a plus point. however, if the entire intercom system is not being manage properly, it will fall back to square 1, "no intercom". smile.gif

last month kena 1 time. the previous time not sure but the most memorable is 2002/2003. But not occuring in M-Residence area.

i'm not sure whether it attach with Saujana Rawang. It's coming from Sg. Bakau crossing over the main road (near to caltex) and heading towards BCH. That small river used to overflow when heavy rain non-stop. I don't think this will affect M Residence.

actually there are few exits option.

1. The nearest is, using the Bridge connecting KE-East and KE-West. It's not yet open for public.
2. Use Kundang-Bukit Rahman Putra (Sg. Buloh) road. Small road that lead to BRP.
3. Kundang - LATAR. Kundang has ramp to go into LATAR. The funny part is, no exit. But i'd seen car driving on opposite traffic to exit LATAR.
4. Batu Arang - Ijok - Puncak Alam (Shah Alam).

yes. all 4 are accessible since long long time ago. I remember i uses 1 of the route back in year 2003 when there is major flood in Rawang Town itself. I was staying in BCH back then with Kota Emerald not yet develop (still forest) and the road in Sg. Bakau was still 2 lane (1 lane for each direction). i sometimes uses the route mentioned such as going to Ijok for food or Kuala Selangor.

no Unifi available in Rawang yet. I've been waiting for the past 2 years. I'm using 2MB Streamyx and recently being offered 4MB but i rejected cos i heard it's not that stable.

good school? well... we can't expect much from government school. but i personally like Emerald Chinese Primary School. I sent my son there this year for std 1. So far so good. There is a group of volunteers (comprises from Parents) being formed to managing the morning traffic. The school guard also did a great job. He managing the gate and try to prevent the student being taken away. However, some issue arise with some stubborn parents. but overall no complain. The school mechanism is good. There is communication book which correspond between parent and teacher. so far so good and i'm satisfied with that school.

i heard Choong Hwa Secondary school is trying to open in Emerald. Not sure how true. But if that happen, it will be a good news for rawang folks. by the way, the flyover at rawang toll has partially operated especially Rawang Town - Sg. Bakau bound. The traffic now stuck at Bridge crossing PLUS Highway. That's the bottle neck. But i believe once sg. bakau road expanded, it won't be much traffic issue for upcoming 5-8 years.

Btw, there is event this coming sunday at M-Residence.

I checked mudah and iproperty. It's ranging from 510K - 600K. IMO, 600K a very expensive for phase 1 18x70. Anyway, we could only know the actual transaction price once VPed. estimated April 2014 for VP.

i agreed with you. but some are asking higher price due to higher purchase price. those facing playground are paying more during the purchase price. unit towards jln mati or dead end also price higher. that's why you could notice some asking price are high. IMO, RM 510K is fair looking at the size, title, gng and clubhouse facilities.
