Hi,
Anybody knows if buying subsales house in M Residence 1, can the new owner still get warranty for defect from developer ? Or is it treated as it is when buying from the first owner (if found any defect then new owner have to fix themselves) ?

Common practice, it is still under warranty as soon as the defect portion is not renovated

I sold my house ardy and warranty is void.....MS argument is the snp sign between 1st buyer and developer....but i still help my house buyer claim warranty under my name....

(萬撓28日訊)永旺廣場前方的雙溪巴高路提昇工程已動工,並預計可在明年3月完工,長約1公里的路段將被加寬、高低不一的路面亦將被整平,以協助紓緩交通與加強道路安全。

根據工程設計,貢河上也將加建一條通往Anggun第3區的雙車道石橋,分散從萬撓駛往菁鄉嶺方向的汽車流量。工程也預計可有效減輕菁鄉嶺、公主鎮、根登新村、炭煤山等區數萬居民在交通繁忙時段的塞車之苦。
耗資1300萬改為3車道
萬撓州議員顏貝倪說,耗資1千300萬的提昇工程由Anggun City發展商悉數承擔,施工期長達10個月,涉及的路段是從永旺廣場前方的古德士油站起至菁鄉嶺的蜆殼油站處。
“永旺廣場通往菁鄉嶺的車道亦將被加寬,即從雙車道改為3車道,加速疏通返回菁鄉嶺、公主鎮等區的車輛 。”
她今日聯同雪州與鵝嘜縣公共工程局官員、士拉央市議會工程組官員、市議員古納拉茲、發展商代表黃先生巡視該道後,在媒體匯報會上,這麼表示。
在此之前,雙溪巴高路因為道路設計不良,有多個地段因為馬路寬窄不一而危及道路使用者,駕駛人士貪方便違法駕駛而造成大混亂,車禍頻頻發生,菁鄉嶺居民協會因此申訴出入不平安。
斜坡旁車道將墊高
居民也投訴車道中央隔着一個小斜坡阻礙視線,再加上違法U轉的車主經常強佔車道,令該區居民飽受馬路如虎口的威脅已經兩年。針對此點,顏貝倪表示在工程完工後,斜坡旁的車道將被墊高,使路面水平線平高,減少發生車禍的幾率。
在此之前,鵝嘜縣公共工程局承諾在該路建路埂,以阻止司機違例U轉、加設安全鏡與告示牌,以提昇該路的安全條件,但在發展商同意承擔道路提昇費用之後,意味着雪州政府可省下大筆開銷。
顏貝倪呼吁民眾對在施工期內所造成的交通阻塞與不便給予配合和忍耐,遵守交通規則,以免危及其它的道路使用者。

KUALA LUMPUR (June 5): The Straits International Education Group Sdn Bhd (SIEG) will be opening its second Straits International School in Malaysia at the 245-acre Taman Sari township in Rawang by BRDB Developments Sdn Bhd.

This was announced on June 4 at a signing ceremony between BRDB Developments and Straits International Education Group for the purchase of a 3-acre plot by the latter for the school.

It will have a 140,000 sq ft campus and will open in September, 2016. The first Straits International School opened in 2012 in Bayan Lepas, Penang.

According to BRDB Developments acting CEO Edwin Yang (pictured below), Straits International School will be the first of its kind in Rawang.

It will be located near the entrance of Taman Sari, a freehold township development 5km from Rawang town centre and a three-minute drive from the North Klang Valley Expressway (NKVE).

The school’s cost of construction is estimated at RM20 million.

According to founding principal of SIEG Charlie Grayhurst, Taman Sari Rawang residents will enjoy priority status at the new campus.

The school can accommodate 1,000 students and will offer the British Cambridge Curriculum from nursery to A-Levels.

Meanwhile, BRDB Developments will launch the second phase of Taman Sari in September. It has an estimated gross development value of RM170 million and comprises 149 superlink houses.

The project’s first phase, called Amaryllis, was launched in May and is almost fully sold. It comprises 117 units of 3-storey terraced houses priced from RM895,000.

Taman Sari will accommodate about 10,000 residents when fully developed in 10 to 12 years. The gated township will have a clubhouse, commercial facilities and other amenities.

Too much project come in Rawang, take time to digest.

Almost every bad thing has happened.. no DIBS, raise of RPGT, increase of interest, GST..

"As one of the 12 high-impact Entry Point Projects in our strategy, 'Establishing Dedicated Entertainment Zones' is a key area to increase tourism. We expect these selected entertainment areas to stimulate RM1.8 billion by 2020. Today marks our continuous commitment to that vision," he said.

The pre-phase one of the project, which is expected to be completed by 2018, will see a multi-purpose variety hall, one of which is Arena of Fames with a seating capacity of 8,000 people.

The variety hall is expected to pull in the crowd for TWO before the first phase is ready in 2019.

Phase one of the project will be an integrated development of a wholesale city; importer, distributor and factory outlet mall; and Indoor and Covered Outdoor Theme Parks.

The Indoor Theme Park, once completed, is expected to be the largest in Southeast Asia, if not Asia. The first phase will see the indoor theme park covering an area of 300,000 sq ft and by end of the third phase, it is expected to cover an area of 600,000 sq ft.

The second and third phases of the project will be the extension of the outlet mall and the final phase will be the building of four blocks of hotels with more than 2,000 rooms.

DA Land chief executive officer Derek Chew said the project was created with a different segment of tourists in mind.

"We want to attract European, American, Japanese, Korean and Singaporean tourists, in addition to local tourists.

"The number of European, American and Japanese tourists in other malls are relatively low. The TWO was created with them in mind – sun and water, one-stop tourist shopping hub for local produce, delicacies, art and souvenir and a unique indoor and covered outdoor theme parks.

"They will be able to experience a fun and wholesome shopping experience, in addition to the nearby very rich eco-tourism resources," he said.

He added that the TWO will be recession-resistant as it is about discount shopping and a weather-proof theme park. – June 1, 2015.
