Anyone can tell how is the traffic at the T-junction at the Jalan Batu Arang near M-Residen 1 ? Currently there is no traffic light there, during morning time cars from Bdr Tasik Puteri coming out at the morning easy or not?

The flyover seems going to be completed within few months. At least JKR start to widen the road from flyover to Aeon. laugh.gif

MR1 completed next year, for Anggun3, at least 2 more years to wait, but only top-up 10% can get 3sty and better access. If can wait, choose Anggun3 3sty icon_rolleyes.gif

Reasons are:
-Built by Mahsing
-New
-Rebate and Free SPA

Why not consider Emerald semiD?
The are 40x82 (arond 5 years) and 40x80 (1-2 years). Built-up almost same.
Only add 10-15% (RM8XXk)
The problem is no rebate and have to pay SPA.

22-feet terrace and 40-feet semiD got big difference. When the housing area are above is 60% occupied you will see the roads of the terrace area are almost fully parked at night.

Remember the Jalan Batu Arang may take more than 3 years to be widen from the junction to toll. Angguncity will be completed after 2 years and will be the center of Emerald ( nearer to Emerald semiD).

Almost every bad thing has happened.. no DIBS, raise of RPGT, increase of interest, GST..
