this project AP still not approved yet, you unable to apply any loan or S&P until the AP approved.

Anggun side is going to have Anggun city which cover 100 shophouses. Opposite Anggun 2, there would be a big piece of land which comes with Tenby International School, Columbia Hospital, Retirement home center and Honda Service center.

Perhaps the M Avenue and Mah Sing side would have different types of commercial which would compliment the Anggun side.

And I think Da Land was done well in the Rawang old town.

We can't separate Emerald West (Guocoland) from Anggun (Hong Bee), as all development land in Emerald West is owned by Hong Bee (Anggun's developer).
Emerald West is developed by Promakmur Sdn Bhd, which is 50%:50% (need to double check the ratios though) owned by both Guocoland and Hong Bee.
These 2 developers do not competing with each others but complimenting each others. Hong Bee is more into commercial now, whilst Promakmur is more to residential development.

Thus when talk about commercial, Anggun City, AEON side is the main focus.

I do not interested in DA Land's Lakeside Parkhome because it is located in the Rawang old town. And they don't have a proper in house sales team to handle their own sales, instead they out source multiple real estate agents to handle their sales, each of them tell me different info which I don't feel convinced. The concept is good, but LH title. For that price that selling by DA Land, I prefer FH. Location wise, I prefer the left side of the Rawang toll instead of the right hand side of the Rawang toll.

Honestly, I hv lesser worry 'cos it's Mah Sing.
Same case with my MR PH3 then, the lawyer told me the same thing and in fact, I took my time to shop around for the best loan package.

I wld worry if it is a small time developer.

Just book an unit at M2 Alpine.. But a bit confused on the loan arrangement.. it stated by 14 days we have to ensure loan approval.. but when i approach sales person.. he said we are given one month.. anyone can clarify by when we should settle the loan approval stuff?

Ignore the Offer to Purchase Letter.

It is their standard policy onto a written letter but its not our fault bcz they are unable to confirm us the full panel bankers yet where most of the banks are in the mid of doing EF approval.

I think only MBB can proceed while RHB, PB, HLB and Alliance Bank are pending. I not sure whether SCB and OCBC willing to finance the project or not due to no branch nearby issue.

Btw, the dev is yet to finalize the S&P signing date, where tentatively 4-5 months later, and hence, even we got the loan approval, the LO only valid for 1-2 months ( depends on banks )

My advise is, wait more panel banks come in first.

The site shown it was about 40% ( some rows 60% )completion for Phase 1. Seems able to complete ahead of schedule than expected next July 2014.

When u guys sign the S&P for Phase 1?

Ohh, are you among the early bird buyers?

I think if that's the case, I am sure TMS would rush for the completion before March / April 2014, and so far, it's looking very good ... not a surprise if able to VP by earlier than schedule.

I am not sure if MR 1 phase 1 purchasers got any DIBS? If so, then MS has good reason to rush it.
For MR2, no DIBS, so developer may take their own sweet time to build it.
