i think so. there actual site are doing land clearing now. you can see it from NSK Rawang. but not too sure whether that's the accurate site or not. In sg. bakau (direction to M-Residence) also has major land clearing activities on hill nearby to highway. I think that's the linkage of The TWO between 2 site.

yes. Phase 1 comprises of 18x70 (Link House) and 22x70 (Superlink House).

IMO, Superlink is just a name coined for marketing purposes. The word SUPER sound like "Big" / "Giganctic" / "Spacious" / "Very Wide". Perhaps sound good. Some argued anything with 22" and > is consider as Superlink. Some said Not. It's very subjective. But if you refer back to MS, they called it Superlink for 22x80. biggrin.gif

before CF, we need to pay Deposit to open account with TNB and SYABAS. this step not yet executed. i think might delay for 1 or 2 months. nvm. i wait patiently.

usually progressive is claim by developer sending invoice / progressive statement to lawyer and lawyer will advise bank to release money. Developer of course want to get the money asap. but before the completed the phase like 2(f) or 2(g) as stated in SnP, they can't simply issue claim. therefore i don't think there will be any interest charges on purchaser.

according to Mah Sing, Architect advice VP on 31st July 2014. This mean by the time owner receive the letter, it will be August. IMO, it will be either August or September looking at Hari Raya holiday at end of July.

IMO, the letter just indication of Cheque Bearing name. My SnP has 2 names (mine and my sister in law) but loan under 1 name (sister in law). If the cheque issue under 2 name, then i'll have problem banking in. I help my sister in law to purchase a unit and i can't cancel my name according to Mah Sing rules.

not really. CF will be ready early. then Developer will issue VP letter and send to purchaser. by the time purchaser receive the letter, it's 1 or 2 weeks away from VP date. then purchase has to arrange to pay final balance such as advance maintenance fees and etc. Then Clearance Letter will be issue out for purchase to collect the Key. It could be 3 or 4 weeks from Date of VP Letter. Besides, there is LAD involved for Phase 1. So, it's also subject to the settlement of LAD between purchaser and Developer. If Architect Advise 31st July, most likely VP letter will be out on 1st or 2nd week of aug. Purchase will receive the letter 1 week later. It could be 1st Week of September only get key. This is just my 2 cents.

But yes, CF date will be early cos need consent from few authorities before architect advise MS to issue VP Letter.

need to check with DMC. If i remember correctly, nothing being mentioned about Guard house. It's Fencing and Guarded. I don't think Guard House is included. Please check back DMC for better understanding cos we, the purchaser, signed it.

hmm... not sure about that. But i don't trust what SA said. haha. i check with Lawyer when i sign DMC. I saw a phrase there. best is, cross-check in DMC.

I just checked DMC. It stated...

"Guarded Neighbourhood means the scheme of guarded community provided for M Residence, Rawang with the provision of security control services by licensed security officers and the construction of security guard house at the entrance and the exit points at such location deemed appropriate by the developer including but not limited to provision of suhc other services as deemed fit by the developer, and this scheme shall subject always to all rules, regulations, bye-laws or guidelines passed, imposed and/or gazetted by the authority at any time and from time to time."

So, yes, by right Developer has to build Guard House at Entry and Exit. But again developer could argue it's for "M Residence, Rawang" as whole and not specific to Phase 1 only.

yes, understood your point. IMO, we can't take for granted on security. we can't rely 100% on security. i believe in securing own unit. put in grill, cctv and alarm as pre-caution.

they can VP without Guard House. if no mistake, fences already up and in placed. I believe they won't cuci tangan. Is phase 1 and phase 4 using same entrance / exit point? If yes, then i think MS will build guard house before VP of Phase 4.

btw, anyone get in touch with MS on guard house issue? Currently we only in "assumption" mode over the guard house. Nothing concrete yet.
