Not really la bro. I think, Individual Title also can build brick fencing. Damai Residence, Indah Residence @ Kemuning Utama is Individual Title. It has Brick Fence, Big Guard House with 2 lane per direction.

you need to wait for ur bank to release money. i'm still waiting for my bank to release money. at the same time, i wanna collect LAD payment first before i collect key. I want to ensure the Calculation on LAD is correct.

anyone has receive LAD payment? the Admin Office say this week.

last Friday when i called, they say this Week LAD Payment will be out. But no black n white when i send email to them for response. i will call them again shortly.

i'd checked my Bank. All money released on Monday. Now i'm waiting for LAD. Purposely dun wan to pay the Misc Charges yet. biggrin.gif

I spoke to Mah Sing yesterday. They update me that the Cheques are pending Tan Sri signature. According to Ms. Lily, hopefully by early next week can call Owner to collect cheque. We just cross our finger and hope we will get it by early next week. It's Merdeka mood now. haha.

based on my understanding on SPA, here is the calculation

$LAD = (($Purchase * 10%) / $TotalDaysOfYear) * (DayDiff($VPDate - $ExpectedVPDate))

Assumption:
Expected VP Date: 1st May 2014
VP Date: 14th Aug 2014
Purchase Price: RM 500,000
Total Days of Year = 365 Days)

$LAD = ((RM 500,000 * 10%) / 365 Days) * (14-Aug - 1-May)
$LAD = (RM 50,000 / 365) * (105 Days)
$LAD = RM 136.99 * 105
$LAD = RM 14,383.95

It should be around that amount +-.
