Desa Mentari Condo and salak south is totally different area !


Added on January 31, 2012, 6:09 pmI live in this area the major problem for this is there is only one exit point to the highway and its always jam, can u imagine once the condo is completed and peoples ready to move in ?

Good location area always traffic jam nod.gif
but good location usually got good public transport like the lrt and ktm at bandar tasik selatan which is only few minutes away.

Guppy11, Here's my opinions about your suggestions:

1) Standard forum of our own (Leafz) is a MUST and moreover it is easy to maintain as everyone can publish/upload any information themselves easily accordingly if compare with blog format, when it is created.

2) Facebook format is much users-friendly as it almost contains most of the criteria that u have suggested and it is even better to get to know our neighbors easily here. Only thing to be considered is the privacy issue.

3) Blog format is good for announcement/notice purposes but might not practical at all whereas it's only 'one-way' traffic which required one or group of people to maintain and make known the latest/updated information to public regularly.

You may consider item 1 or 2 and i believed it will be welcomed by others. rclxm9.gif

There is still some concern here.

The forum is best hosted with "The Leafz" domain like www.theleafz.com.my/forum which we may need to subscribe to the hosting company for the package. If we use the free forum available in the net, we may have the problem of being hacked or domain may not be available to acess or not reliable. Is that any buyer who can help on this hosting matter? I think buyers shall be fine to share the cost as the cost shall not be high(less than 1k per year and depend on the size of the GB available).

Facebook is not so "privacy" as later maybe lots of agent may leave the message to your wall/inbox asking you to sell.

I agree on your comment for blog. We may need it for announcement/notice purpose.

Shall we consider twitter? As some info we may need to access to all buyer promptly like sms.

Besides, if we can share via MSN/skype, maybe we can have group discussion on the net later.

Anyhow, if we all contribute, we shall be strong enough together to make a better place at The Leafz. Residents' strength will push the mgmt for better quality of service, then only the value for The Leafz will shine.

Or shall others have any idea, pls share here. Tq.

I agree with you but the concern is its only 1 exit out from salak south to the highway unless u go out from sri petaling. I dont have problems because i use to go from sri petaling and my working time is flexible. Saturday evening when going out to shopping at mid valley will have some jam at the exit too and also the hardware shop and the opposite a optic shop upstairs is a taxi office always the taxi simply park their car double or triple parking causing bad jam at the main road.

Hi there,

I have a question here. I have got loan offer letters from Hong Leong and Maybank, however HSBC promised me a better offer, but they couldn't give me the offer letter now because the leafz developer do not have a developer license for this project yet. According to the bank agent, as soon as the developer obtain a developer license for this project, he can generate the offer letter immediately. I am in dilemma now as the validity of hongleong and maybank offer may be expired while waiting for the HSBC offer.

Any of you guys heard of the "developer license" story?

I think they call it empanelment process... ie for bank to become a panel for the undercon project, they need certain docs from developer, to assess the strength of the developer as well as agreed rate with developer (in the event of DIBS)... Once this process is done, they should be good to go... but sometimes this process may take very long... ;-) but i thought HSBC is already a panel?? weird! your HSBC banker ... ;-)

I think no harm signing the LO of the banks... as signing LO is not a confirmation of you taking up the loan.. please make sure you dont sign the loan agreement yet... pm me if you need further explanation... ;-)

Can a developer do this selling before the necessary approvals , I think he has breached the protocol, let me check with the housing ministry and HBA

Well.. i think developer license is should be given by DBKL and not from the banks instead. It's true there's no harm signing the LO(s) but certain banks's LO has condition applied and applicant will be charged for cancellation/admin fees if taking up other bank's LO after signing the first/second one.
