RM286psf for first phase resi unit(the futher to MRT) is not bad. Not sure if there is any hidden cost eg maintenance etc.
Also if for double transfer, then it will be a big sum..

Drop off lobby is rather poor, sad. No oomph at all. Facilities wise OK IMHO. But compared with Emerald 9, I think Emerald 9 has the upper hand, although this is closer to the LRT linked bridge.

Watchiled the 40+mins video.
I got the message of commenting the keyword "sad" for a new project. Me not a buyer.
I guess one of the most important parts(since this is a tod project), is not presented clearly. Can you pls share(if possible record) the floor/exit directly walking to the link bridge of MRT? Thx

The murals make this building look like a children’s playground from the 90s when wawasan 2020 was a thing. It really cheapens the building. People want to live in a home not some MRT carriage. The more sensitive will get PTSD of the smells and the meraba raba on public transport.

Did a pre-visit to the bridge but it was locked and still had works on-going. Hence, left it out in this video. Nevertheless, will see how I can share info on the said access once its completed.

The rental demand for you vista and you residence is quite slow even with MRT. Lelong performance also reflects the low demand. Emerald 9 and You city IMHO wont improve the demand, the sharp turn after the toll is not used much as most prefer to avoid toll and contribute to jam. The increase in supply will further depress the demand for the area after the hype of a new property slows down.

The landed house inside the area also hovers below 500k..

If you have seen this developer's previous projects, the design and finishing are almost equal to Singapore's HDB in the 90's

They do not have experience in building real condo project, their expertise should be in low cost apartment.
