Need look into the population density vs area size vs project unit quantity...

Youcity definitely not low dense as the agent said lah.

Agent, understand mou? High dense not mean cant buy, still got other factors, like price psf, developer background, design concept.

Density technically refers to orang seekar or unit per acre for residential properties and plot ratio for commercial properties. Looking at the number of units alone without looking at land size cant justify the density of a project/location. A location might be highly populated but not necessarily high dense.

As for maluri, super high density, there's no problem about it. We all know that a location nearer to city centre can get higher density approval as compared to location further away from city centre. Comparing maluri and batu 9 really pusing till find no road to pusing already.

i don't think this price even exist ... probably agent gimmick to fish buyers. it should be studio for the new launch youcity 3. too much undervalued for a freehold unit. I have been there once quality is ok.

Looking at this area, leaning to YouCity instead of E9 as I have a personal grudge against Guacoland. XD

Between YouResidence, YouVista, and YouCity3, the price difference is quite drastic (up to +/-100psqft).

What massive advantages does YouCity 3 have over the other 2 which justifies such big of a difference?

Reasons I can think of:-

1) Newer
2) Closer and direct link to MRT and Mall
3) Better design and build quality (?)

Any others?

Youcity might have bulk deals available. In reality may be cheaper than earlier phases if u have access.
