Youcity 3 layout nicer and closer to MRT. Emerald 9 have more facilities but also higher maintenance fee.

If u rent out a whole unit perhaps can fetch about 2k for 3 bedrooms unit. That makes ur buying price to be 400~450k max to break even.

I don't think so. A lot of people who stay further away but use MRT to commute to work (KLCC, Bukit Bintang, Pasar Seni, TRX) will move there if price is right.
