QUOTE(Mel2 @ Jul 10 2013, 04:11 PM) No lah! BSCalex may be mistaken. The dates of signing the S & P by purchasers of thesame precinct can be months apart. That's why I got nothing and others get their LD's on the day they receive their keys. Now how many developers do that? So, based on that assumption, some Banyan owners may get LDs while others may not. |

called KLK today and the said before end of the month they will handover. Next steps upon receiving letter:
1) Chase your bank to pay them the final amount 2) Set up appointment for collection of keys AT BSC SITE, not KLK office 3) Bring money for the maintenance (streetlamps, cut grass, rubbish collection, etc) 4) Once you fill in the defect list, they said can take up to 1 month to rectify depending on workload. |

I was curios about this project some time ago & I decided to drive there to see. Wow, it is really deserted, it is even further than Saujana Utama.

There are benefits, very near to fresh seafood at Kuala Selangor 30 minutes only.
Not everyone measure the distance from KLCC. For example, I reach Setia Alam in approx 25 minutes via Guthrie & NKVE. You get 22X75 or bigger landed for the price of 800sq.ft. medium cost condo. |

Allowing a buaya to install cameras? Think again...haha..
Just joking, thanks for yr offer anyway.. Want to ask here, anyone planning to have solar panels for their new houses? I find that Banyan house roofs are flat and wide, ideal to use solar power. Currently I'm using Solartech Summer hot water heater. So far so good. |

QUOTE(stevenkkt @ Jul 11 2013, 05:34 PM) I was curios about this project some time ago & I decided to drive there to see. Wow, it is really deserted, it is even further than Saujana Utama. It depends on where you are. For those who are staying in Kota Damansara, Shah Alam, Sg. Buloh, or those who want to be near to relatives and friends in the above places, it is well worth to own a freehold home in BSC. Other schemes ongoing there eg. in Puncak Alam are leasehold. In general, freehold properties are preferred as long as they are affordable. At the moment, leasehold premium is cheap (reduced to RM1,000 in Selangor strictly for own stay. The moment you sell your home, you have to pay back the actual value of the lease to the government, which according to the Selangor Land Rules, is calculated as:1⁄4 x 1/100 x value of land x term of lease); No one knows if government policy will change on leasehold extension premium in more than 90 years' time when the present lease expires, and premium goes up as market value of homes goes up in future. Distance wise, BSC is only 4 to 7km. away from the town of Alam Jaya and Puncak Alam where there are plenty of good food, TESCO and other basic facilities such as mini-markets, shops, petrol station, school and banks. In addition, it is only 31 min. or 26km. via Guthrie Corridor Expressway to Sunway Giza Mall at Kota Damansara; 28min. or 29km. to Shah Alam. However, the scenes that pass by before reaching BSC can somehow make one gather an impression of distance as one pass miles of oil palm, as compared to going to Cyberjaya. From PJ One Utama, it takes the same distance and time using highways to both places. You get to access much better facilities passing Puchong on your way to Cyberjaya but for that you end up paying much more for a new home. Question: Just how badly or how often does one need the extra facilities? If it isn't a daily affair, such as shopping for some household furniture or curtains, and when you do need the extras, just go to Kota Damansara and Shah Alam which have comparable facilities to Puchong, why not buy in BSC? If you find it still a bother, it is a temporary perception at best since development is ongoing and the estate landscape around BSC is changing. You may miss the chance altogether. By the way it has taken shape, BSC certainly looks impressive! For a good change, it opens your eyes upon arrival to a surprisingly urban landscape from its big open frontage, wide roads and its semi-ds and other homes graced by plenty of street lights closely lining the main entry. They make quite a magnificent scene! I am one of the many proud owners there! This post has been edited by Supreme1394: Jul 15 2013, 03:06 PM |

My thoughts as well on the cctv but the decoder is in ur own house and only stream to ur own phone or phones. Password protected. I guess it's buaya proof unless u r the buaya urself. After having two almost happened break-in/robbery at my current place, we have some good experience on how we should enhance security measures in our own homes. Right now we haven't decide which systems to use, but I'll keep in mind yr buaya nick...lol...I'll pm u later.10 years ago when we planned for our new house, the most important things that we willing to spend, were my bed and dining table. But now things have changed, a good and reliable CCTV and alarm systems are our main concern. Otherwise how to sleep/eat well? |
