As posted in another forum, Tesco @ Puncak Bestari is expected to start operation in Sept. 2013.
However murmurs in Tesco points to an August opening. Whichever the date, it is good news,
especially for those who intend to move in early.

Saw the site 2 weeks ago, don't think August is feasible. Maybe the building is ready by August but not the goods and people.

crab, welcome to BSC. there should be another forum member buyer of Hibiscus (Wai Kent) he upload a lots Hibiscus photo but I not sure he is an agent or own stay.

Hibiscus - 59units
Bromelia - 138units
Duranta - 204units
Banyan I - 128units
Oleander - 85units
BSCwaterfront - 80units
Areca - 128units
Banyan II - 142units
Ours forum should having 60+ members those has post before but it maybe lots is agent kaki here. I been visit BSC very offer since it open up the main road and did meet-up with some of our new neighbour.
Getting to know those will be staying around BSC is very important as we may needs each other help monitoring this new town in future come.

Firstly, congratz crab hammer. As for security, here's my humble take on the subject.
So using Duranta/Oleander as an example...

Duranta/Oleander = 289 units
Contrbutions @ 70% = 202 units

3 additional guards (12 hr. shifts) @ RM 5/hr. = 3 x 12 x 5 x 30
= RM 5,400/mth. or approx. RM 27 per household per mth.
(Because of the differences in the no. of houses in each precinct,
the quantum will therefore be different)

Currently each precinct is manned by 4 guards on 12 hr. shifts,
With the additional guards, it's recommended, IMHO, to have
2 'static' + 1 'patrol' (day shift) and 2 + 2 respectively (night shift)
The patrolling guard(s), other then their general duties, will constantly
check on the integrity of the perimeter fencing and to escort visitors
to their intended destinations and to ensure that they are bona fide
visitors. (Crooks generally enter guarded communities under the
pretext of visitations.)

However, the RM27/mth. figure is only valid for as long as KLK is maintaining
the status quo in relation to the current deployment of guards. While KLK
have not issued any statements, I'm confident that KLK will provide the
security services up till the date MDKS takes over in a year or two. In the
meantime, KLK with it's corporate image to protect/enhance and the
resources it has, may sponsor the construction of guardhouses c/w boom-
gates etc. I'm confident KLK will and it was that confidence that made me,
and especially Mel2, 'invest' in BSC.

I do have the same confidence as you in KLK. BSC is their first major housing township outside Ipoh.
KLK is very much related to Taiko Properties, they do have lots of experience in property developments.
KLK big boss is among the top ten richest in Malaysia wor, they do have the means to help improve security facilities in BSC.

Yeah I also believe that they'll be offering security services until MDKS takes over.

UNtil today, I've yet to visit the site...heheh.. laugh.gif pretty excited to see the place actually..

does it mean we wud be charged for security service in da future?
but dat amount of money definitely any1 can afford

RM27 a month seems pretty cheap, in ttdi now its RM75/month. I think the range would be between RM80-100. At the end of the day, what is RM80-100 for peace and quiet?

Yes Bro sepusk8. This quotation is from BT Securities S/B, the current security provider
engaged by KLK. Without KLK's generous contribution, Duranta/Oleander would need to
pay RM 63/mth/household. As for Areca, because there are only 128 units in the precinct as against
D/O's 259 units, may need to pay RM 60/mth/household. But b'cos of the smaller area of coverage,
2 additional guards @ RM 40/mth/household may be sufficient (based on +/- 70% participation)
So Arecans, only you guys can determine what is best for you.

As for the future residents of BSC with R.A. experience, but who are reluctant to step forward for fear
of being bogged down with work, I am pretty sure there will be volunteers should you, the committee
members, need to delegate some tasks. En. Farid of BT Securities is very proactive, and with an equally
proactive KLK, there will be light at the end of the tunnel. We as residents should do our part too.

On the subject of the R.A./Security, I have already posted my plea on Mar 28, 30 & Apr.10, 2013 so
I am not going down this trodden path again. Just trying to keep the amber glowing.
