If not mistaken that is at Kemuning Indah. The guard house built by developer and RA hired the guards. All residents compulsory to pay RM80 per mth and given access card. Visitors must register at the guard house and the guards will need to call the owners to confirm that they have visitors prior to going in.

Wonderful view! I am sure that KL- K will consider having the same provided buyers are willing to fork out a bit more from their pockets. It is worth it, afterall, that all will up your image in a nice looking neighborhood. For me, good security is essential.💕

I happened to be at my friend's place last week, rather impressed. It would be good if KLK can provide the guard house facilities (it comes with entry & exit gantry and temporary parking lot for visitors who are registering at the guard hse) and if all residents participate, then it would be an ideal security in place.

Bro. It is Bandar Parklands by WCT, a freehold Gated & Guarded developement. If not mistaken, the maintenance
fee is RM130/mth. BSCalex should be able to confirm this. But then I may be wrong.

Yup rclxms.gif Prozak you got it correct on the place & developer.
This housing is start & completed almost same timing as ours BSC. What I want to highlight here is not about the guard house design or how much need to pay but the type of fencing provide by they developer. Thier fence is almost 10~12ft and it look so solid not like current BSC provide us 5ft and can cut easily using playar even without playar I can also climb in easy vmad.gif so what is the point of security here mad.gif
KLK have a lot to learn in housing developing from others

Thanks for the confirmation. Judging from the pics, I'm quite sure it's the paramesh 358 High Security Fence.
It's supposed to be 'anti-climb' with a 3"x 0.5" x 8 gauge specification. I'm sure WCT would have factored in
the cost of the fence in reaching the selling price of their units. Plus they can recoup from the compulsory
monthly maintenance fees.

Having said that, where do we go from here? Get ALL the residents to contribute and re-do the fence?
(with KLK's subsidy?) Increase security with CCTVs , more security personnel and gating the backlanes?
Or both?

IMHO, I think the days of cutting fences to sneak in and steal shoes or literally to 'curi ayam' are gone.
So I'd personally, realistically, opt for the second option or dream of the third.

In the meantime, anyone extending their kitchen can deter burglars entering through the roof (their normal
'modus operandi') by nailing down 12mm plywood on the rafters before securing the battens. Security and
insulation in one go.

I hope I'm wrong, but KLK appears either inexperienced or least bothered so I doubt we'll be getting anything out of them. The PIC of development is a relic which should be in a museum. Either way, I support any effort to increase the security of the housing area.

Bro. Prozak53, I agree with your suggestion on the ways to improve security in BSC. Your postings over home security measures means quite a lot to help future residents of BSC. On the security fencing that was shown here, I am agreeable to forking out a reasonable sum if KL-K can do it up.

Let us get by our tiffs to some more friendly communication henceforth. To start with, a big thank you for the info. on how to plug robbers from entering thru the roof. From the terms used, it is definite to me that you have civil engineering knowledge.

I bought a unit of Banyan for my son as his first home. He is starting life this way, and this is the only substantial purchase that we can do with our resources. It is my hope that Elvin can enjoy staying in his new home!

Thanks for your adulation, I am humbled, but an engineering knowledge is
something I am not endowed with. Heck! I am just a regular bloke who likes
to impart what little I know, and reap in abundance the contributions of others
in this forum. On that note, I admire and embrace 'crab hammer's' humility.
While others buy 'houses', he is buying a 'home'. He's happy, happy that his
wife is happy and that makes me happy for both of them. In your case, I am
sure your son will cherish your devotion and sacrifices. Tell someone that you
will never forget him/her.. "Nama mu diukir dalam hati ku" (excerpt from an
Indonesian song)

Getting back to security fencing, the cost is substantial. As per pic posted
by BSCalex, a paramesh of 3" x 0.5" x 8' ht (wire - 4mm dia.) is approx.
RM116.00 pfr.
Alternatively, a paramesh of 6" x 2" x 7' ht (wire - 5mm dia.) is approx.
RM70.00 pfr.
The above prices are inclusive of posts but exclusive of installation charges.
