After Duranta, will be Bromelia followed by Banyan so would be safe to expect that Banyan will be delivered before end-June.
Went to see the Banyan last weekend and the finishing quality of some aspects are below expectations. If they don't sort it out before handover, then it will be a tiresome process to go through it with the contractors. Hope the Durantans get a well-finished home. |

I have also receive my Notice of Delivery of Vacant Possession, but have to pay extra RM 450.00 to KLKH for maintainance work from 1st julai to 31 dis 2013. Is it normal practice??

Is it normal practice?? Yes. Normally MDKS will only take over maintenance after about a year. As for the rate, it is subjective. On the assumption that KLK will provide better maintenance/services, is it justifiable for the buyers to pay RM450/6 mths.as against RM190/6 mths (approx.) for "cukai pintu"? Should we just grit our teeth, at least for the first 6 mths, and hope for justification? Perhaps! |

Good to know Duranta oledi can VP. Would ask KLK if the RM450 include security services. If yes then maybe worth it. Developers usually have their own security to guard their 'still empty' houses for up to a year. If they also guard 'you' then OK-lah. Give you time to sort out your RA. |

Great news that Duranta is ready soon.
I still have not receive any notification for Bromelia. Any Bromelian out there can advise your situation? The S&P said - if the vendor fails to deliver vacant procession within 24 months from the date of this agreement, the vendor shall be liable to pay the purchaser liquidated damages calculated from day to day at the rate of 10 per centum per annum of the purchase price from the expiry date of the delivery of vacant possession until the date the purchaser takes vacant possession of the said building. Let say I bought it at RM336,000. 10% per annum is RM33,600/ 365 days = RM92 per day S&P dated 13 May 2011. The delay is from 13 May 2013 - 23 May 2013 = 11 days 11 days x RM92 = RM1,012. Correct? |

We can collect the key after bank release balance disbursement to KLK and i was understand that KLK will inform us later when everything is in order.
