If there is one place in the urban Malaysia which property bubbles will be created, the first place where it will happen is Cyberjaya.

The development project are just going too fast, if they 1 years launch 2 property are still acceptable.
Investor and buyer can still see the take up rate.

Any input on IOI city mall? A mall with the size to challenge Mid Valley isn't something that you can pull off without proper study of the market catchment.

I am not entirely optimistic about IOI city mall but then IOI being a cash rich entity, they have huge sustaining power.

Agreed on their cash richness. But such a huge investment in this area ! 16 Sierra township n the city mall, this is no small investment even for them. I think it bodes well for this area as they surely use whatever means to pull investment in.

Just look at some of the commercial entities withheld by IOI: PFCC for example. They have tried and will continue to try.

Actually, IOI PFCC looks promising, simply bcoz it offers MSC status n fast internet connection even outside Cyber. Not sure the take up rate, but my previous company (an IT firm) have moved there. I think it's filling up slowly, but quite nicely.

That's the cash richness and the sustaining power I referred to. Didn't they use their muscle to get MSC status ?

So with regards to IOI city mall, in the worst case, IOI will apply what has happened to PFCC onto IOI city mall.

Question: is the technique applicable to every property in cyberjaya ?

I see, if you mean that these developers like IOI group can provide a safety net, then its a boon to investors in a sense that both them and IOI group have interest in keeping their investment alive. I agree on the wait and see attitude though. Hope IOI PFCC isn't just an one off event.

It goes back to what kind of investors you are.

I am just afraid that there might be quite a number of much smaller investors who do not even have the smallest fraction of the sustaining power (which IOI has ).

If you have the sustaining power, congratulation, you are pretty much as safe as IOI. Kekeke.

Puchong compared to Cyberjaya..no way!!! Puchong came a long way attracting residents to stay there. With her variety of delicious food, residents will always flood the area. Infrastructure in Cyberjaya is good, so is Puchong & of course more traffic. IN order for Cyberjaya to attract more residents, she must breathe life to the place. No point having great infrastructure and knowledge workers, but still missing real commercial areas. Kuala Lumpur took many years to evolved into a remarkable city & population matters a lot. Cyberjaya can reach the status by waiting for more years to come. But its kinda true that Cyberjaya's properties are overpriced because Bandar Kinrara, which is an ideal place to stay was launched at more reasonable price. Mind you, in order to buy Bandar Kinrara's house....you need to queue 5 days 4 nights to ballot for it.

Fast forward to end of 2017, and nearing 2018, i doubt Cyberjaya will burst, in fact its really booming.
