 is Cyberjaya another potential "PUCHONG"?

Cyberjaya is the Information Technology capital of Malaysia. It is a township planned around the concept of utilizing high tech IT infrastrusure that forms the key element of Malaysia Multimedia Super Corridor. The location of Cyberjaya is situated about 50km south of the capital of Malaysia, Kuala Lumpur. There're tons of development in Cyberjaya currently (more than 14 projects) ... cool2.gif

Seeing that so many developer interested to this piece of land, is Cyberjaya another potential land same as "Puchong"? hmm.gif

Puchong used to be a rubber estate and tin-mining town in the 1960s. Up until about 20 years ago, Puchong consists of only one two-lane road running through estates and villages. unsure.gif
Since then, urbanization has occurred super rapidly in recent years with many industrial parks, commercial centres and residential areas mushrooming along Jalan Puchong, the main road.

Cyberjaya to another Puchong ? I dont see how it can be another Puchong .. The selling prices for the development in Cyberjaya already exceeded Puchong prices .. If CBJ is a success, it would have been a more prestigous address .. maybe if it fails, then you can say on par with Puchong ..
Puchong is from mid-low to mid-high class place ..
CBJ needs to be high-luxury class place ..
Potential of success is nothing to do with Puchong .. Puchong boom is caused by huge migration into that area ..
From high-luxury you dont want huge migration ..
i m interested to know if CBJ prices is sustainable in future ..

Highly doubt it. The development in Cyberjaya is very restricted.

In order for an area to boom, u need a lot of commercial activities and free-flow residential amenities and businesses.

Remember Cyber workers/students have to drive out of town to find food, service cars, shop, and do their etc daily activities?

Can you and will you find an open air foodcourt in Cyberjaya? Will you be able to find Bak Kut Teh (sorry no offense to muslim friends) in Cyber? will you see pasar malam there soon? Will there be workshops, pasar pagi, noisy shoplots, nice foods, etc etc all the small little things that made up a buzzing town like Cheras, PJ and Puchong?


I think the answer is no, and will reamin no in the coming years. Majlis Sepang has been controlling very tightly on the activities and businesses allowed there, and i think Cyber will remain to be very tightly controlled area. Probably a government policy, maybe want to 'jaga image', that turned out to be the biggest weakness that hog down cyber development over the past decade despite billions of investments there. Just my 2 cents.

my little cents,

The infra is good to me, but I am wondering how good the demands here (in terms of staying - work,live, play lolz) can goes as few members here got mention about the restrictions.

Also, fren work in HP there always complain hard to get non halal foods sweat.gif
He ask the aunty who selling fishball noodle in halal food court bout the bisiness, guess what she said? They all like HP staffs.. laugh.gif

i know you like your mirage very much. but given the choice, would you prefer to stay put in your boy boy place @ jln kuching, or migrate to CJ?
no doubt CJ prop are very alluring. concept and environment. but no life. biggest threat lies in the restriction. if restriction are removed, party on, if not, dream on.
if CJ can be as vibrant as puchong, then i'll bet Shah Alam to be as vibrant first before CJ. and chances of this happening is pretty slim seems CJ is designed to be the new hub of the Government.
btw, thought you still eyeing wangsa maju area, no?

Nope. Not wangsa maju area.
I'm working on a deveoper's project currently, quite interested on it. can get internal staff discount , maybe.
And due to LTV70% and "marriage fund" , very FANN now...u know la...all money money money...

Cyberjaya is very controlled enviroment, mostly by Cyberview Sdn bhd.

They do not allow a lot of types of business to poen here simply because they want it to be mostly "IT" centric and workplace only, although
they calim that you can "live" in Cyberjaya, it's not really true unless u really love quietness.

There was suppose to be a non-halal shop open near tutti frutti in Cyberjaya, i was excited (finally), the shop owners placed a signboard and were cleaning and preparing their shop when i actually got to talk to them and marvelled how they got permit to do so, BUT unfortunately just before launch day they NEVER opened, shut down until now.

actually cyberjaya & putrajaya nt suppose to have non-halal food..
non-halal here i meant is 'pork'...
bt somehow..there are few pub here at cyber
bt this still nt able to drew the crowd..
most of ppl will thought of cyberjaya as working place instead of staying place..its the kind of perception that this place gives out..
i nt sure what will this place become once all the new development completed, bt 1 thing for sure...
'no pork policy' will always be applied...
unless Barang Naik become Barang Jatuh...

...........but a more pressing question for anyone vested in CJ today is should it be the next PUCHONG?

share the same perception as joeekh i.e. CBJ felt more of a work place rather than a place to stay... maybe instead of the next Puchong could be an alternative of Puchong?
