wat mean is 1st progress claim pursuant to the Schedule of Payments ofthe SPA....after piling , up to 1st floor or wat ???

normally when all piling work complete... as pilling work normally represent 10% from total cost...so the first claim will be make after piling...

actually it quite surprising for me as the developer dare to sell the unit before complete site investigation(ground&soil) being done. as it is well know that batu caves area are limestone area. limestone can have alot of cavity which cost foundation/piling cost shoot up. I hope they they wont make this simple mistake... if not ...not sure how they will cover their loses in the foundation!!!


i hope they get enough data on the ground base on initial site investigation ....if not our unit price cant cover wooo sweat.gif

last time i vist sales office and site... 2 unit only but the soil investigation still not done...u can find good bedrock and u may find huge cavity on the other side...that why it is very important to do complete study before setting the selling price.

i hope and wish developer wont make this risky move...


anyway the engineer should know this problem so well.... smile.gif

yes, i think u shud. i called the lawyer and kepohci. i just received mine last weeks. There r only 2 lawyers in their office. Mr Tham n Siti Aisyah. CAll Siti Aisyah and ask her on this.

I think because of low entry price and dibs of course+ freehold somemore. Location is bad imho, I think current sentiment right now people will just bbb anywhere as long they got dibs+low entry cost.

i'm so worry about this developer, as this developer is very well known in providing bad service maintenance..... ( i do not know b4 buying this house) i only get to know after i signed all the letter. Feel that time developer only wan to earn money without considering all the aspects..... and the future price i dont think will be higher as it being told. haiz.............

u should refering to diamond residence and regency. their maintenance is ok.

What the heck is the lawyer doing? It has been so many months since I signed my S&P and loan agreement. Till now still haven't received call from them asking to collect the documents
