I used to think the same. But then they are planning and developing for the next 5-10 years. The future factor is priced into it. The same applies to those MRT nearby areas where you can see 1000 to 1200psf for SOHO, SOFO, SOVO and service apartments in Kota Damansara, Section 16/17, TTDI, few sections along Federal highway etc and even higher closer to KLCC. Thus, 500-650psf at cyberjaya is really not a big shout considering it is well planned, easy access to places and less traffic congestion and relatively 'quiet'.
Added on October 16, 2012, 7:03 pmchecked with SA just now. Was told already more than 60% sold for Tower 1, during this week before the official launch by the VVIP and VIPs. The nice East and South facing units in Tower 1 are almost all gone!. Look like have to wait for Tower 2 to get a good view unit....
