I used to think the same. But then they are planning and developing for the next 5-10 years. The future factor is priced into it.

The same applies to those MRT nearby areas where you can see 1000 to 1200psf for SOHO, SOFO, SOVO and service apartments in Kota Damansara, Section 16/17, TTDI, few sections along Federal highway etc and even higher closer to KLCC. Thus, 500-650psf at cyberjaya is really not a big shout considering it is well planned, easy access to places and less traffic congestion and relatively 'quiet'.


Added on October 16, 2012, 7:03 pmchecked with SA just now. Was told already more than 60% sold for Tower 1, during this week before the official launch by the VVIP and VIPs. The nice East and South facing units in Tower 1 are almost all gone!. Look like have to wait for Tower 2 to get a good view unit.... shocking.gif

As many ppl said there is good to invest. Many UNI was ard, shopping mall & hotel also have.

Best is starting price from RM290,800 onwards... rclxms.gif

Soltice is next to the 6 acres central park and Parklane OUG has > 4k units. thus about the same lor. But the design and concept of Pangaea is much more attractive and interesting.
So far, most comments on Cyberjaya has been on (i) Far, (ii) Expensive, (iii) Too Quiet/no entertainment and (iv) Oversupply.
For (i), well, Shah Alam, Bangi, Kajang, Rawang all are far from KL too but never a problem for people to travel to KL. I guess distance is not an issue if there is good highway networks as long as no traffic jam and not too many traffic lights along the way. For (ii), most places in and outside KV are expensive nowadays, especially for new development with well planned township with infrastructure, landscape, security and modern concept. For (iii) The arrival of Pangaea, D pulse, Sky park etc will solve this problem. For (iv), this is the tricky part. But the same was said to Puchong, Subang, PJ highrise sections, etc previously but these places are still hot places.

Just that I used to work in Cyberjaya and I have seen it risen from 2 companies land mass (MMU and MDeC) back in 1999 to what it is today as one of vibrant enterprise hub, amidst slow paced development in the past 10 years and controversy. I believe if the government agency is serious in this wave of development with the developer coming in for residential and commercial entity, then cyberjaya can be transformed into a true city - well organised, safe, green, international, with intelligent and highly civilised community, reminiscent of overseas suburbia.
On a personal front, I like the design and concept of Pangaea, remind me of mid-valley type of development.

Problem is whether oskp can execute it. Seems too big dev to them. Especially whether they can survive the downturn which expected 2 b 1 or 2 years down to the road. Downturn not equal to crisis. It could material cost super inflation...sps suffered last time n i wonder oskp has the exp to manage it if it happens again.

If you target for rental, the type A 450psf unit can be considered. But if you target the average student, then will be difficult. Hope not so many flippers for this project though.

I believe all sell then build STB mode always has this type of risk. Good deveoper will normally factor this risk in and reflected in the sale price.
That is why the built then sell BTS concept is safer for purchaser but definitely the price will be higher than usual. Come 2015 onwards if the gomen really forces the BTS concept, the property price will definitely go up and supply may see downturn.

Went to their sales office today, but found that their sales agent have not much knowledge about their product and future plan. Many thing they don't know. Anyway, it's about 60-70% sold.

You are right. I went there also. Need to dig info from the project team via the SA piece by piece. Anyway, I also book one unit, a duplex.
