True, none of the setia houses r walking distance to the mall. Well, u gain some, u lose some ...Setia hses are much better in terms of landscaping, better security due to guarded environment, facilities also better, some r even partial fenced. That explained the "premium" over the ayu series from pkns ...

I suggest the buyers go to actual site and check the surrounding. It is quite different from the setia side.

Subsales buyers should tour the whole SA before deciding which proj to buy anyway.

This should be the last series of ayu, no more after this, furthermore SPS not launch any DSL this year till todate.

i missed is even reached early this morning before 5am. actually yesterday was there, but no q system. congrat to those who secured an unit.

It's not cheap, but its landed and freehold. near setia mall.

I missed the boat for being away.

Maybe its a blessing in disguise.

yes, i am, is ok, just julai, another six more month for 2012, btw, i secured jati. look for next opp. never analsyst berenang bfore, believe need longer time to mature compare with SA. i believe canary, rimbayu or alam impian is faster growth.

yeah, alam impian in my opinion ia undervalued. I went for it too. Yes, beranang need some time to mature but sp setia has acquired BIG land there

it does look cheap if you are looking for new to goreng. and i bet >80% buyers are for goreng. we already see someone trying to sell off the booking right after getting it. i wonder if pkns allow this, esp for those 7% discounted ones...?

however, if buying for own stay, 564k w/o dibs-mot... many choices in subsale market in the area, whether setia or pkns - all vped <12m ago. and if you check nearby bbr, that price can get a bigger house but location not so good, of course.

if goreng, buy 564k, will be looking to sell at 650-700k. if that can easily be achieved in 2 yrs time, all other 20x70 or larger houses will also enjoy similar gains. possible but i do not see such a rosy picture.
