Hi let discuss about Alam Nusantara near to Eco park setia alam.
How is this project regarding? notworthy.gif
Can somebody give alam nusantara masterplan? notworthy.gif
Is it worth to invest or for own stay? notworthy.gif
I heard the developer is from PKNS is it true? notworthy.gif
So far how is the new launch price?any of the subsale price? notworthy.gif
Need to heard u comment at all direction! thumbup.gif

I withdrew my booking of Ayulestari 428k double storey hse @ Setia Alam last november....because:

I foresee don't have the holding power till the mall is ready next2 years. too much vacant units at surrounding, some only ask for RM500/mth rental for a landed double storey hse...

PKNS..i viewed my actual unit, quality and floorplan sad.gif

Yet I invested another sub sales prop at PJ with giving me 6% rental yield now...

If you have holding power...get a unit now...as AhRayn said "once the shopping mall has completed, i think the price will increase like crazy, since it juz behind of the mall"

I'm not familiar with the Prop at Setia Alam. What mall you guys are talking about here?

bux,u mean developer workmanship and quality no good?u mean the floorplan too small?currently developer still have unit to sales?or any of subsales unit?when the shopping mall will be complete?

Most of the buyer bought for investment i think. coz a lot of vacants unit now. maybe owner justwaiting to sell once Setia City Mall open - mid next year.

Location better. Beside Eco Park and Anjung Sari (both GnG). all 20x70

Developer was PKNS. So u can imagine their built quality and design.

Phase 1 - AyuQaseh - tenanted
Phase 2 - AyuPuri - tenanted
Phase 3 - AyuKlasik - keys hand over expected on July/August
Phase 4 - AyuLestari - keys hand over expected on July/August

Phase 5 - AyuPrima - Non Bumi quota finished in 2 hours. Bumi quoto i think still available

My opinion: Tropics, Tropicana city mall (which was the subsales I bought after letting go Ayulestari)...investing the place you familiar is the key..You may check out Ritz II, Pelangi Utama, Casa Tropicana and the KENs series

You may join their FB for better upcoming news, i assume another 1.5-2 years (http://www.facebook.com/setiacitymall), Chinese like me don't really like when you open a door, you see another door. Almost 90% of the door in the floor plan/actual unit are like that. The PKNS team is not as great as the SPSetia team in term of quality and design.

No sure if they still have any left over. Check check Iproperty if there are plenty of subsales for AyuPuri...

Anjung Sari had 3 storey terrace Phase 1a, 1b, 1c, cuurent price is about RM750k, but only bumi lot available, Semi, Bungalow at 2M+.

Yes, Alam nusantara had garden,playground between Ayu Prima and Ayu Klasik. Bigger playground will be at North Anjung Sari .

I think setia alam have great potential for future cap appreciation. Plenty of rooms for new development. Alot of subsale offer for my property there already. Only piling stage some more. I think among all PKNS / alam nusantara have the best location in setia alam. Plus it is still cheap for a fairly new house. Workmanship so so only seriously. Need to upgrade or renovate urself. But so far no issue reg soil sinking etc at Alam Nusantara. I could not get hold of Ayu Prima which was quite heart breaking. Was late byslightly only

I asked before. New launch they claim last month but not happening.

I went to see the site they are still building the show house. Outer wall got paint already. Expected 500k++ and 70% bumi lot.

Current completed units still waiting ccc. Setia prima still available for bumi.
