first of all, alam nusantara is not G&G, perhap in future G only.

Depend on individual preference, Setia alam township is better compare with alam impian, but higher psf. if you look for alam impian, then i would suggest I&P instead of Naza.

if work in KL, setia using NKVE, and Alam impian using federal highway.... also depend on which part of KL!!

i work in KLCC area :S

Setia Alam has schools, thats a plus but i look at Google Map and i think its further than Alam Impian.

Went to see I&P Canting, but i didnt really like the design compared to Spira.

yup, from google, setia alam is klang, is the access road.

however, if work in KLCC, central of KL, most of the new launch is far. perhap bukit jalil may be a better choice.

any area can consider is kota kemuning or kemuning utama. mature township.

bukit jalil houses such as Mutiara Jalil are at least 850k and above. Too expensive for me bro :S

Houses near my place here in Kuchai are either old and need lots of reno capital or expensive too. OUG/Happy Garden, all the nicer and newer ones also at least 750k above.

Thats why looking further up. Not sure if its worth to travel so far .. looking at better environment for the kids as well.

Hold on a second. Our friend wants GnG. Naza TTDI alam impian is GnG proper with guard house and fencing. InP guards only.

is ok, except car porch(old design) and tile. prima, klasik, lestari are more modern design.

Heard that Lestari is vp this month, price is about 520 -550 more than 20%, good return.

my prima just received to pay water and electricity deposit, vp next, also about 20% return, do know to hold or sell, any suggestion? SCM is target to open next month.

i was shopping for property back in Nov 2010. So I had a choice between 20x70 Alam Nusantara and 20x70 Alam Impian Spira. After VPed, looks like Alam Impian is the better buy in terms of cap appreciation. 565k vs 520k.

Still, if I had more bullets back then, I would buy both.

can u share how much u buy that time for both alam nusantara and alam impian? can i know 20x70 alam nusantara that time is Ayu ??

Ayuzinta. I mean Ayu Lestari. 438k like that. Versus Spira 436k. I saw both development. CHose Spira instead. GnG and build quality.

actually, any house bought anywhere in much of kv, completed in 2009-2011, all got good appr, a matter of 50%, 80% or 100%.
for bts or build-then-sell ones, dev prices are naturally higher compared to its peers but appr is almost instant at that time.
buy in 2012, dunno ler...

3. All houses come with freehold individual titles so no problem on subsale even to non-bumis.
4. Houses have basic specs e.g. cement sand bricks for walls, ceramic tiles for floors, some windows still use louvred type, etc except for Ayu prime which use better specs e.g. 2x2 porcelain tiles for floor.
5. Build quality quite good but design-wise not so contemporary.
6. For Ayu Puri/Ayu Qaseh, subsale prices are around 430-450k. For Ayu Klasik/Ayu Lestari around 470-480k.

Overall, I'd say that Alam Nusantara houses are quite good value for money, price-wise and location-wise.

from what i read elsewhere, klasik should vp anytime now, apr-may, i think.
prima... think next year only.

subsale... based on earlier phases and those setia ones, i estimate klasik should be about 530-550k.
prima should be higher next yr, maybe around 580k.
all that assuming no major changes in the market place.
of course, if the mall does well after opening, all props in the area should enjoy a little boost in value.
best is to check with agents who may know the latest bank valuation - that will give a good indication.

if planning to sell, keep in mind while subsale prices may hold well, no. of buyers may be lacking due to loan restrictions, etc.
the "best" period for sellers was in 2010-2011. not the same in 2012.
applies to all areas, from my observation.

Not yet. Will wait for 5-6 years. Prolly won't sell. Depends on situation.
