ayu xyz are all part of alam nusantara built by pkns. the whole plot is right next and north of the mall, so you can practically walk to the mall, 500-1000m.

anjung sari and mentari are just as near and west/northwest of the mall. sunsuria commercial is immediate east of the mall.

the bulk of the houses and apts are by setia, existing ones are south and east (ecopark) of the mall, 1-2km driving, the future ones from setia, pkns and others will be at 2-3km north of the mall.

get hold of a latest map, you'll see everything incl honda and toyota centers, health research institute, 2nd int'l school, etc...

actually, any house bought anywhere in much of kv, completed in 2009-2011, all got good appr, a matter of 50%, 80% or 100%.
for bts or build-then-sell ones, dev prices are naturally higher compared to its peers but appr is almost instant at that time.
buy in 2012, dunno ler...

Some observations on Alam Nusantara:

1. Nice location on higher ground than Setia Alam/Eco Park and also centrally located near SCM/Sunsuria 7 Avenue/commercial district.
2. No GnG - just normal housing project.
3. All houses come with freehold individual titles so no problem on subsale even to non-bumis.
4. Houses have basic specs e.g. cement sand bricks for walls, ceramic tiles for floors, some windows still use louvred type, etc except for Ayu prime which use better specs e.g. 2x2 porcelain tiles for floor.
5. Build quality quite good but design-wise not so contemporary.
6. For Ayu Puri/Ayu Qaseh, subsale prices are around 430-450k. For Ayu Klasik/Ayu Lestari around 470-480k.

Overall, I'd say that Alam Nusantara houses are quite good value for money, price-wise and location-wise.

not sure as i do not hv any unit there. need owners to confirm.
from what i read elsewhere, klasik should vp anytime now, apr-may, i think.
prima... think next year only.

subsale... based on earlier phases and those setia ones, i estimate klasik should be about 530-550k.
prima should be higher next yr, maybe around 580k.
all that assuming no major changes in the market place.
of course, if the mall does well after opening, all props in the area should enjoy a little boost in value.
best is to check with agents who may know the latest bank valuation - that will give a good indication.

if planning to sell, keep in mind while subsale prices may hold well, no. of buyers may be lacking due to loan restrictions, etc.
the "best" period for sellers was in 2010-2011. not the same in 2012.
applies to all areas, from my observation.

it does look cheap if you are looking for new to goreng. and i bet >80% buyers are for goreng. we already see someone trying to sell off the booking right after getting it. i wonder if pkns allow this, esp for those 7% discounted ones...?

however, if buying for own stay, 564k w/o dibs-mot... many choices in subsale market in the area, whether setia or pkns - all vped <12m ago. and if you check nearby bbr, that price can get a bigger house but location not so good, of course.

if goreng, buy 564k, will be looking to sell at 650-700k. if that can easily be achieved in 2 yrs time, all other 20x70 or larger houses will also enjoy similar gains. possible but i do not see such a rosy picture.
