3. He is someone insist on long term sustainability and usability rather than just accepting user's requirement which can be non sense sometimes. He corrected me in few scenarios, or else i would have mess up
4. On time delivery, and he dont mind to revisit for loose item installation due to some late arrival accessories.

I contacted a few contractors in this page, and Yap price wasn't the cheapest among all (probably 10% above another contractor), but the price that you pay is worth it and you are working with him in peace of mind. The entire journey was good and we ended up become friend

I just did my SOHO unit and I am very satisfied with Mr. Sam's services. Hence promised him to return him a favor by posting here.

He is friendly, and always listen and meet my needs. Although i'm a bit fussy when it comes down to details, he always there to solve my problems.
I am surprised that he is also an interior designer. Ideas he has given to me are mush more practical and stylish. For my Soho, I has a wall full with air-con, window access to air-con compressor, TV area, and he manage to hide all the mess with beautiful design with functional cabinet.
The carpentry workmanship is good, and they will go all the way for perfection, even a minor crack on the edge, they will just change and replace whole laminates for me. The outcome of the actual carpentry is almost 90% close to the 3D I get initially.

However he bit late on delivery, I'm not too sure is it my fault that i keep ask him to change things around, but ultimately i'm happy with his service, his price isn't too expensive compare to a few contractor/ID that i ask for quotes. Will definitely work with him again in my future house. 

I plan to do the following work for my condo in KL:

1) Painting
2) Plaster ceiling with cornice for hall, dining and bathroom (no cornice here)
3) Some electrical work (including hacking n conceling some wiring)
4) New aluminium door for balcony storage area
5) Installation of lights, fans, hood & hob
6) Polishing of existing marble floor

I estimate the total cost would be less than RM 10K. Any recommendations for good and reliable contractors?

I did my house renovation recently by a contractor called Alex (012 - 200 2387) from AC Décor Builders Construction and owner of Sun Risings Hardware Trading in Segambut. He is very terrible, rude and irresponsible person.

1) My car park porch was leaking, so, he ask me to change the cutter. After renovated and money is paid, I notice it is still leaking. I called him but he yell at me and said it is none of his business because his work is to change cutter only. Subsequently, cannot reach him dy.

2) Bathroom – replace tile, basin and WC.  The basin is leaking and he said I brought low quality products. I complaint him on the plastic water pipe very ugly and the position is incorrect. Then he ask me “Do u have money to change the water pipe’s position?”

3) Paint – He promise to use easy wash paint. At the end, I notice it is not easy wash paint. Then he said easy wash paint where got so cheap. Hello!! He prepared the quotation, not me!!

Please share this out, do not engage him for renovation!!!

While I sympathize with your problem but really u should take some responsibility yourself. You didn't know why your car porch is leaking and replaced the gutter. After replaced didn't check if leak still there and paid? You should pay only work is done right but one must know the problem and if the work fixes the problem.

On the ugly position of the pipe you should have agreed how it was to be done BEFORE even the work is done.

Lastly whether he is using easy wash paint or not you should have confirmed what brand he is using before work is done.

I am sorry ... to an extent you are doing this to yourself. I would never let my contractors to roam free with renovations only to discover the work is poorly done

how often do u check on the reno progress?
does your contractor run everything by u before proceeding?

Daily my friend. I try to get them to run by me before work is done but sometimes it is tough

i guess thats the ideal way on how its done.
might have to do it once every 2-3 days only..

My advantage is my new house is only 2 mins from current house 😬
