I too engaged Mr Yap to do wet works and electrical work for my kitchen. I can attest to all the above and more. Mr Yap's men were made aware I was staying at the place and as such sealed up work area to minimise dust and cement from hacking and wet works. They cleaned up and actually vacuumed and mopped up every day without me asking them to. Mr Yap was extremely busy and was not able to be there a lot but his was in contact with his staff everyday and knew everything that was happening. His workers managed to knock down my kitchen counter (cement with granite top) without damaging the granite - something I had not expected. Because of that I was able to reuse the granite. Another thing about Mr Yap, even thought he may not be the cheapest, he was very conscious of costs. He would try to find the best and most cost effective solution to a problem.

I engaged Mr Yap based on reviews on this forum. Reviews of his work date back several years. They were all positive.

No prob. I had 2 bad experiences - both were recommended by people we knew. We were paying the contractors as and when job was completed. Unfortunately they didn't pay their subcontractors who wanted us to pay them after we had paid the main contractors. The second contractor we got just disappeared without completing his work. This fella was even registered with CIDB. Unfortunately CIDB proved to me nothing more than a toothless tiger. I later found embedded somewhere in the forum, he did the same thing to another. NEVER EVER use a contractor called ETHAN Lee. Company: Axantas. Not only did he disappear on us, he never fixed problems.

So now, I do not rely on one recommendation. I look at the recommended person's history. Mr Yap has a good history dating a few years plus latest review was current.

However he bit late on delivery, I'm not too sure is it my fault that i keep ask him to change things around, but ultimately i'm happy with his service, his price isn't too expensive compare to a few contractor/ID that i ask for quotes. Will definitely work with him again in my future house.  biggrin.gif

I did my house renovation recently by a contractor called Alex (012 - 200 2387) from AC Décor Builders Construction and owner of Sun Risings Hardware Trading in Segambut. He is very terrible, rude and irresponsible person.

1) My car park porch was leaking, so, he ask me to change the cutter. After renovated and money is paid, I notice it is still leaking. I called him but he yell at me and said it is none of his business because his work is to change cutter only. Subsequently, cannot reach him dy.

2) Bathroom – replace tile, basin and WC. The basin is leaking and he said I brought low quality products. I complaint him on the plastic water pipe very ugly and the position is incorrect. Then he ask me “Do u have money to change the water pipe’s position?”

3) Paint – He promise to use easy wash paint. At the end, I notice it is not easy wash paint. Then he said easy wash paint where got so cheap. Hello!! He prepared the quotation, not me!!

Please share this out, do not engage him for renovation!!!

While I sympathize with your problem but really u should take some responsibility yourself. You didn't know why your car porch is leaking and replaced the gutter. After replaced didn't check if leak still there and paid? You should pay only work is done right but one must know the problem and if the work fixes the problem.

On the ugly position of the pipe you should have agreed how it was to be done BEFORE even the work is done.

Lastly whether he is using easy wash paint or not you should have confirmed what brand he is using before work is done.

I am sorry ... to an extent you are doing this to yourself. I would never let my contractors to roam free with renovations only to discover the work is poorly done

does your contractor run everything by u before proceeding?

Daily my friend. I try to get them to run by me before work is done but sometimes it is tough

may I have rough quotation to the below works based on this forum experience; I need it to do help for my initial budgetting for my new condo reno works.

1) Installing / replacing toilet bowls for 3 toilets.
2) Installing 4 airconds - and 5 ceiling fans.
3) Painting of 1600 sqft condo.
4) Kitchen cabinet.
5) Flooring of a new condo.
