Engaged Mr Yap for my house renovation, very pleasant experience dealing with him

1. Prompt reply
2. Awesome workmanship, even my tiler friend approve Yap's worker workmanship on subway tiles.
3. He is someone insist on long term sustainability and usability rather than just accepting user's requirement which can be non sense sometimes. He corrected me in few scenarios, or else i would have mess up
4. On time delivery, and he dont mind to revisit for loose item installation due to some late arrival accessories.

I contacted a few contractors in this page, and Yap price wasn't the cheapest among all (probably 10% above another contractor), but the price that you pay is worth it and you are working with him in peace of mind. The entire journey was good and we ended up become friend  laugh.gif

That's what I realized too when I was getting quotes from the electricians (hired them separately). They are just not keen on hacking concrete walls/ ceiling. But brick wall seems ok.

I stood my ground when I was getting quotes that I will not be putting plaster ceiling for my 9ft by 5ft wet kitchen part. I suppose the previous hacking work for electric conduit by my contractor's wet works subcontractor for the dry kitchen had already set precedence for the work required for the wet kitchen.

So they quoted a 'higher' price  cz they need to do hacking work in the wet kitchen and near main DB at living room which was fine with me.

The hacked area was not deep enough (didn't cut through the metal) so they didn't use conduit after checking with me. The cable was sticking out slightly after plastering and my contractor solved it by asking the tiler help tile over it.

I stood my ground and got another contractor who will hack the sheer concrete and also ceiling. Checked with developer friends and they say slight hacking of sheer wall is ok.

I just did my SOHO unit and I am very satisfied with Mr. Sam's services. Hence promised him to return him a favor by posting here.

He is friendly, and always listen and meet my needs. Although i'm a bit fussy when it comes down to details, he always there to solve my problems.
I am surprised that he is also an interior designer. Ideas he has given to me are mush more practical and stylish. For my Soho, I has a wall full with air-con, window access to air-con compressor, TV area, and he manage to hide all the mess with beautiful design with functional cabinet.
The carpentry workmanship is good, and they will go all the way for perfection, even a minor crack on the edge, they will just change and replace whole laminates for me. The outcome of the actual carpentry is almost 90% close to the 3D I get initially.

However he bit late on delivery, I'm not too sure is it my fault that i keep ask him to change things around, but ultimately i'm happy with his service, his price isn't too expensive compare to a few contractor/ID that i ask for quotes. Will definitely work with him again in my future house. biggrin.gif

Anyone interested to do 3D drawings can share with me the name of your property or project, your floor plan, style/concept (if any), color preference, requirement of minimalist starter set of furniture/coverings/decorative in the drawing, budget for the entire renovation (so that the design/drawings would align to your budget).

Output will be 3D visualisation which i can recommend my certain contractors to you (or engage us for execution, in kl, johor or singapore) or you can just pass the drawings to your contractor.

I slowly come to realise that having preliminary drawing is essential, so that you visualise the end result earlier and decide whether to proceed.
