I am renovating my 3 storey shop now. The contractor is very good. He is experienced with almost everything (tiling, painting, roofing, electrical, plumbing), So I just need to buy the materials and he will do it for me.

For tiling, I spent around RM 5.80 per ft (labour only). The price is a bit higher, because the method we use is very different from the market.

I want him to put Susu and Cement Adhensive on every pieces of tiles before installing it. The price also includes removing of existing tiles and 2 - 3" concrete floor.

I bought the materisl from Kong Mee Puchong.

1. Weber Super Star RM 18
2. Weber Susu RM 185
3. YTL Cement RM 16
4. Sand RM 120 per scoop

I don't want TOFU jobs. I am a very particular person who insist on quality materials and works.

For Alarm and CCTV, I am using EE Automation & Technology Sdn Bhd. This company has been around for 20 over years. I used them for my house and old shop back in year 2003. The products and services are very good. But the price is higher than the market price. Because i use high quality equipment and cables. Achik claimed he is a honest contractor, and I started believing him.

He claimed he can do everything, I don't have to find different contractor for electrical, roof etc

And his price about 30% cheaper

I told him I wanted by one month, he agreed too

Then work starts...workers only attend about two three times a week

His extension kitchen wall is obviously not straight, from outside and inside look... Then both window cavities on the new walls uneven...have to hack again to fit windows without uneven gaps ceilings look uneven like dropping... Tiles uneven, his worker laid homogenus tiles meant for staircase in wet kitchen mix-up with kitchen tiles which are obviously different colours and thickness...walking barefoot can notice wrong tiles are higher... Kitchen floor gradient looks very obvious gradient, apparently to ease water flow

He hacked original staircase , after measurements and saying that it's fine to change layout...he hacked staircase concrete base for 1 mth than says new layout staircase not possible because there is beam crossing above will hit head if new layout...asked his proposal, he tells he can build the original staircase...

Then his worker applied marble tiles uneven, polish guy comes say it's so high need charge extra for grinding down and white cement all washed off, leaving gaping holes between marble tiles...

He started painting inside and outside while piping, hacking , cement, plaster works are still incomplete inside and outside the hse

After ask him to change wrong tiles in kitchen, he two weeks Raya holidays, one month ignore communications..already july house is hallway only done..after Raya holidays he tried sneak into house,without contacting or replying to me....
But I already changed locks and asked guard to stip him entering

The reno sampah tong left inside my porch gate, damaged the carpark, now hv to redo carpack.

he paint not cover floor, parquet got paint drops and cements

Part fault is agreedly me, I am noob, left everything to him in good faith..belieievd he is expert , he must know better and I never questioned his delays and work chronology and he will eventually honour his commitment.....I thought there is such thing as cheap but good, I believed there is still responsible contractors around... Thanks for sharing your bad experience with this contractor. For major renovation, better engage a good and experience local contractor.

I suggest that you get another contractor to complete all the unfinished works.

I am sorry to hear about your situation. As I faced this before on my first house, therefore I rather not to go for cheap as one the main criteria of appointing a contractor. For my current house (which completed a year ago), I appointed a contractor (local Chinese) that are highly reliable and trustworthy. His price may not be the cheapest but it's very competitive given that he is using a good tiler, wire man, aircond installer etc..however, he can adjust the price if you can compromise with using a mediocre tiler, wire-man etc.. His workmanship were tip-top as he monitored his workers closely daily and hands on when it comes to major reno works. He will update you regularly (on alternate day basis if not daily) on job progress. Since he is hands on person, he only undertakes a 4-5 projects at one time in order to ensure high quality job will be delivered. I am not trying to sell him here but I think he deserved a full credit for what he had done and for being a highly responsible contractor. Even my ID friend is using him now for a few of his current project. I had shared his contact in the past, and here you go again 016-6014217 (Ah Hou). Cheers!!

I totally agreed with you. Small job RM8k-10k may no longer attractive to them. For my contractor, I started engaged him with a small repairing works (balcony water proofing and tiles replacement - RM3.5k and a year later car porch tiles replacement - RM5k )at my old place. At least I testified his workmanship prior to my current house renovation.

I too based on 2 very positive comments, which now I have doubts

He is not hands on ..he just gets ppl and rotates them through all active projects he has..

He does not give or pass detailed instructions to his
Workers and he doesn't monitor their progress and does not check their work end of day

If you must insist on Achik, better you have tight grip on him, prepare schedule and list of works, patterns you want etc paste at your home and ask him to complete area by area and report daily. You definitely have to check progress daily with your own eyes. You should go visit his previous works and ask which of his worker did that particular job... Maybe I was unlucky, his good workers stuck other project and Achik sourced some restaurant workers to do my house instead..

Here is my designer / Renovator's contact. Just found it few days ago. His name is Yijo. My wife and I were very very careful to research a few contractors before making the decision to hire Yijo, The Design Studio. This designer is very experience that he foreseen many things before they actually happened. This is what we call real Master. Yijo may be a little more expensive than the other guy but we can say that it is worth every cent. He helps us to save on unnecessary things. We really wish we could add photos to show you but we're afraid we are not a techno geek. If you would like further information on what materials we used, please pm us. Am using one right now and so far so good. Already started since 2 weeks ago..Lotsa progress to the extend chasing after me for tiles and to confirm certain stuff ...Boss is chinese and 1 sifu chinese follow by 3 Pakistani. 1 Sifu tiling...1 brick and major stuff and another general worker..smile.gif

Hopefully all go smooth..Will see how it goes after another few weeks smile.gif

If anybody is interested, I'm pretty happy with my contractor Mr Sin.

We needed to completely gut out condo - remove all floor tiles, all fittings & all built-in furniture, install all new water pipes & plumbing, extend kitchen by removing dry area wall, retile the kitchen walls & floor, build concrete & tile kitchen counter + bar counter, completely retile both bathroom walls & floors, install new bathroom fittings, convert shower area into a laundry room, retile the master bedroom, living, dining & hallway with 2x2 tiles, retile the balcony, refurbish the sliding door (new glass & rollers), change 3 windows to casement type, waterproof the outer wall & repaint the entire condo.

The cost came up to about RM40k (other companies were quoting RM60k-70k). And he completed everything in 6 weeks.

He shows up every day with his workers and works alongside them. He says he prefers to do small-medium jobs.

I hv renovated 4 times in the past, this has been the most pleasant experience yet.
