Hi, I'm looking around for a contractor to renovate an old 1250sf condo I have just bought.

I need the work to begin in mid October/early September. Getting married in end Oct too, so budget will be tight.

Major items include demolishing kitchen wall, altering water piping, removing wall & floor tiles and retiling the kitchen, building a concrete kitchen counter top, complete remodelling of both bathrooms (retiling, removal of bathtub, install new WC & sink etc), waterproofing the walls & full repaint of the condo.

Can you PM me some samples of Achik's work and cost...?

If anybody is interested, I'm pretty happy with my contractor Mr Sin.

We needed to completely gut out condo - remove all floor tiles, all fittings & all built-in furniture, install all new water pipes & plumbing, extend kitchen by removing dry area wall, retile the kitchen walls & floor, build concrete & tile kitchen counter + bar counter, completely retile both bathroom walls & floors, install new bathroom fittings, convert shower area into a laundry room, retile the master bedroom, living, dining & hallway with 2x2 tiles, retile the balcony, refurbish the sliding door (new glass & rollers), change 3 windows to casement type, waterproof the outer wall & repaint the entire condo.

The cost came up to about RM40k (other companies were quoting RM60k-70k). And he completed everything in 6 weeks.

He shows up every day with his workers and works alongside them. He says he prefers to do small-medium jobs.

I hv renovated 4 times in the past, this has been the most pleasant experience yet.

Can share the contact? Thanks.

His contact info. Decent guy, decent quotation... been honest with me all throughout the reno process. Basically I was happy to just get a guy who doesn't disappear after taking the first 10%, leaving the work to a bunch of clueless Indons who do work only 2-3 days a week.

Tell him the Athenaeum guy in Bukit Antarabangsa recommended him to you on LYN.

Usually people engage contractor, do you guys already have own idea what to be done?
*
We had an idea of what to be done. But our contractor Mr Sin provided advice on the best way to do them i.e. windows, drainage & water supply for dishwasher and washing machine. He also went with us to the tile shop to advice on what tile is the most suitable for the different parts of the house and quantity.

Includes the cost of all paint, 3 sets of casement windows, 3-pane kitchen sliding window, 1 pane of sliding door plus lockset, poly water pipe for the whole house, rear grille, bathroom platform & sliding storage door for washing machine.

I bought all the tiles, kitchen & toilet fittings.
