Did lot number search and confirm the location is as attached.
The shape is odd, however the boundaries of this drawings are not 100% accurate as i simply draw according to the land title, but location is 100% confirmed

Looks like quite a distance from Parklane, not sure it will have any impact on Parklane.
The access will be thru Shah Alam highway thru the toll. cry.gif

btw, I also saw a sign board beside Parklane at Jln Puchong road side, called up, they
said you can register for retail and office suite, anyone know what is this project?

There is link road from oug condo to jalan jalil perkasa 1 after lrt ready. So can use that road right?

Why highway is named highway? There are currently already have inside road access instead of highway.

I see this shopping mall will greatly benefit those in Seri Petaling area, KR, KM1 and Z rather than Parklane

Yes, PL is slightly far to be benefitted from the mall.

Yeah agree, anyway, it was a good news?

Z - I'm not sure
KM1 - Freehold. Personally, I'm quite like it if for own-stay, but for investment, roughly >700K / >750K ...
KR2 is selling now - Leasehold.

I called lawyer and Akisama.they asked me to pay by cash first.after that will refund for me.if not will get penalty.true?

I think.. because weichieh007 your x date has already been more than number of y days to date (the Buffer given by developer). So, they'd like you to pay first, but they will refund you later after your bank disburse them the amount.

Whereas for arthas_teo, the date Buffer is until until 27/7


x - Booking form signed, SPA signed, Loan Agreement signed - developer takes which date, you've to check with them.
y - how many days - 30? 45? 60? - you've to check with developer

Yes, they sent me a letter which need to settle the payment by today. Today is the due date. I have also email and appeal, however they insisted me to pay cash. At last no choice, just paid them first then they will refund back once the bank disburse the payment to them.

ya, legally, if follow spa, developer can charge late payment interest to purchaser, except:
1) stage not complete / no architeck certificate atteched;
2) no disclaimer letter from chargee bank;
3) Redemption not full yet;

having said so, it also depends on whether developer wanna charge or waive the interest as they know this is not buyer's fault.. see whether developer wanna give based on 'goodwill' or not.. my 2 cents
