Not yet for phase 3. The first disbursement should happen before end of this month which will be for carpark earthwork. Just in time before my loan OL expired in July smile.gif

I hope it's true. They can take their own sweet time to request 2nd disbursement though.

By the way, does anyone know what's the disbursement done so far for phase 1 and 2? Only for the carpark earthwork/piling?

For those buying this high density of apartment, good luck to you. The delivered of spec such as flooring etc may not be promising. May be hard to request the contractor to patch up the defect as understood from one of their project in Cheras.

Yes, you can say so. Terrible!

Apparently, the developer appointed 3rd party (contractor) to build the project on behalf of them.
Understood from some purchasers, the contractor only can patch up the defect if the defect only fulfill >X% of item area.
When the buyers approached the developer on the matter, they just deny their responsibility and push the liability to the contractor.
Purchasers were asked to look for the contractor directly instead.

Despite under warrant, they will always try to mitigate their cost by setting stupid spec.

Well, this understood from my friend who is one of the purchasers, that's how terrible the workmanship.

Every place also got their own problem if so scare have to build yourself..

my fren live in kuchai lama dynasty condo nothing happen...

No house is perfect.

I forgot if my friend is also living in kuchai lama dynasty condo, or any other project of akisama in kuchai lama, she said everything is fine and for the residence card access system the card can only go to a particular floor and common area, which created better security.

Agree... I think most of the new projects sure have some defects here and there just a matter of how serious is it and also depends who are the unlucky ones who got those bad oranges..

The now Akisama may be different from last Akisama.
Last Akisama wanted to build their reputation and hence they could deliver a promising premise to puchaser.
But now the commodity/raw material/labour are expensive, the developer in certain sense may compromise their spec by giving lower quality, cheaper material, engaging semi-skilled contractor's labours etc in order to increase their profit margin.
