may i know wat commitment you r mentioned abt? for pur side, u will need to pay so long the construction is completed with cert; for bank loan side, u will still need to serve interest eventhough the project is ABANDONE. tis is wat we always read in newspaper. just my 2 cents.

What you mean by no need to be responsible if the project get abandoned? If the bank have disburse the money...definitely the buyer have to be responsible... just a matter of how much being disbursed.

Pls put the names of the developer and their project... which signed such agreement before... whistling.gif

We really need tat to protect ourself as consumer.. Anyone here signed SnP? If yes, do you receive the letter?..I think there might has a risk that we wont get the letter after we signed SnP..due to they "consider" us agree thier offer tat stated in SnP..

hi everyone.....i am buying the phase 2...is anyone already signed the S&P for phase 2? I din even received any letter regrading the preparation of S&P for developer/lawyer. Anyone can help to update me the latest news?

Just called akisama. Was told they are preparing letter to be send out for Phase 2 to sign S&P. If sign within 14 days will get 1 unit aircond for free.

If need to withdraw from EPF, need to pay 5% upon signing S&P. Balance 5% have to be paid within 1 month upon S&P stamping date.

But I forgot to ask about stamping fee, buyer need to pay?

Btw, any Phase 3 buyer here? I booked a P3 unit few months ago at 315,000 and have obtained the letter offer from Hong Leong Bank, but now seeing so many P1 & 2 buyer selling at cheaper price with top-up, any advise?

Also, I called Big House sales office and the person told me that only Hong Leong (previously was EON before the merger), Alliance and AmBank are the panel banks. But again I saw many forumers saying PBB, UOB are also panel banks. rclxub.gif

Please let me know if anyone has the update.

I sign my SNP/Loan Doc for Phase I, according to Akisam, all SPA & Loan inclusive of stamp duty is Free. only pay for 1st 10% so far.

UOB is the panel also which I approved my loan,

Well, whether to take with minimum top up or not, question is you like the area of phase I or Phase II, next which is more value for money? can always ask for low top up e.g 1k - 2k.

this is true becos i have been told by AKISAMA Stamp Duty is not inclusive. moreover if u look at the Bighouse or Akisama website..stamp duty is not mentioned.

stamp duty could be in the region of 5-6k if i am not mistaken..u can go iproperty website to find the calculator
