nope, i think will receive on June, as i remember MS did sent us an email regarding they will follow the SPA we signed with MHJY dated June 2010.

So, i think i will get my VP during that time, perhaps can be sooner.

I received the letter consist of :-

1. Delivery of vacant possession (VC) - In that letter MS informed that CCC has been issued. I wish to make correction , LAM via Atelier ADT Architect issued on 24 April 2012

2. Billing for Assessment & Quit Rent from 31/12/11 - 30/6/2012
(mine amounting RM204.95)

3. Late Payment Interest - Charging on outstanding of progress payment. This really make me pissed off. MS claimed interest about RM5k++. I called Swan N Partner but they not aware this matter. A lady asked me to fax the letter to them which i supposed they already have the c.c. I really demand explanation from Swan & Partner.

4. 6 months ahead Maintenance Charge from 26 APRIL 2014 - 25 OCT 2014.


Mind to share ur opinion? Thanks

Yours is 2 or 2.5 storey? Purchased from MHJY or MS? Upgrade or Non-upgrade?

I don't think we should pay the Late Payment Interest, it's either the lawyer or bank to settle this with MS.

So far you are the first here to receive VP.

Let's wait for the remaining and see how much we kena the late payment charge. My S&P signed somewhere in May 2010.

the interest is really not acceptable.. we are not purposely wan to delay the progress payment.
its between the lawyer, banker & MS who "delay" the stamping on the loan agreement.

we did paid the progresive payment interest accordingly every month after the bank release the money...
it reallly not fair to us...

lets wait and see wats the lawyer goin to explain about this mad.gif

1. the late payment charge from construction stage 2a to 2e, cost me RM6779 mad.gif mad.gif
ridiculous, why charge me? i did called to mah sing when their 1st claim, due to loan doc stamping issue, should not charge the late payment to purchaser. now they sent this letter to us again, should ask the lawyer to gau dim this

2. advanced payment of 6months maintenance fee RM900

3. assessment and quit rent billing RM151

4. hasil tanah RM50 (per year)

5. cukai pintu RM153 (yearly 306)


We should pay all these within 14days, then can arrange the key collection (3 working days); otherwise the 24months warranty period will start counting after this 14days although we didn't take vacant possession.

Yes.. Our address name still TAMAN DAMAI UTAMA.. Pity us.. MS double standard us.. Better remove KINRARA RESIDENCE signboard in front of the guard house.

Called Swan today, still no answer. Mr Ng on MC today. He also pening..

the late payment charged on period before the loan doc stamping, after that, my bank ocbc never late to drawdown the money la

gotta call MS and see what's going there

besides, the hasil tanah & cukai pintu paid by MS, and we just pay to MS? the attachment looks paid already

sadly to say yes, our address still TDU

eg.
1, Jalan DU4/1,
Taman Damai Utama,
47180 Puchong,
Selangor D. E.


i think 3sty will share the same address, since their road also 4/x

maybe only semi-d and bungalow use the real KR name in address
