I've seen the balcony in the 3storey/semi D and it is too small to fit anything so I don't see a point of having a balcony. If it is not taken care well, it'll just gather dust and dirt. I would prefer without balcony and the space that the balcony occupied to be part of the masterbedroom, easily get additional 30-40 sq feets...

I think we need to know what is the status right now. The way I understand it right now the layout is not approved by the local council...

Yes. There's gate. It's not open concept

IINM the design without balcony was rejected by local council, that's why the came out with this design.

You will only know the finalized design when you sign your S&P. Get Mr. Lawyar.

ya, confirmed that they cant get the previous layout & now they will use the facade that have balcony with the outside layout similar to 3 story link hse

i got to know that someone actually "sneak" into the construction side and have a look of the unit that have the roof done.
they said that they saw the "roof(top)" of each room is empty on the 1st floor.
last time MH confirmed that the roof top of each room will be cemented.

which mean will they covered the roof of each room with only wood or how?
what i mean is by right they should covered with cement 1st then only they put up the roof outside rite?

i'm not engineer nor have good knowledge in construction but this is just my common sense.

This kinds of thing very hard to judge as it is not mentioned in the SPA. I guess the best person to answer is the project manager for our phase. They will have everything layout but not sure if they can reveal it to us or not

supposingly last sunday going to sign the upgrade plan as the Ms Choo called. however, mana tau last minuts (saturday) she sms and said cancelled, till further notice.

Anyone happen the same thing? i guess cancelled due to upgrade statement was not clear enough for purchaser who choose to upgrade

i went there few weeks back. the lawyer knows that we(opt for upgrade) will not agree with the new arrangement.
so he just explain to me what are the changes & ask us to take back & consider.
he said he will "update" us wor.

what i worry is about the bank loan, just like mrkenjiro, the bank pull back the agreement since not active for year.

damn, the lawyer said will update, but for weeks never get his call

Be proactive, drop by Mah Sing office to solve the problems, I foresee the longer the issue being dragged, the insecure of your interest, TMS is not easy to deal with...
Try to think the consequences if you dun sign the incomplete DMC at all...it could turn worst, give and take a bit

I think UFO is correct. I think we should bring our concern to TMS with or without the lawyer.

Tell you guys what. Maybe I'll drop by first since I am staying quite to close to the place this weekend and talk to TMS.
But I need you guys to help me to list down the question to be posted to them.

1. Why is the delay in the signing of SPA?
2. What will be the monthly maintenance fees?
3. Will there be a 2 years free maintenance fees after vacant?

4. since no extra built-up area, what are the changes of upgrade plan statement? going to sign new upgrade plan statement?

5. new floor layout

the lawyer had given me the new floor layout, everything is the same except the corridor and some changes to lighting point, a/c point, etc

remember to inform & remind them that our bank will withdraw the loan if it continued to delay

i got 1 silly question but u no need to ask : can MS remove & relocate the Surau & Dewan to somewhere near Clubhouse?

MS reduce the lighting & a/c points?

yes, the lawyer called me yesterday, ask me to sign the SPA on this coming Saturday 2pm.
what he said is we can compare the SPA and decide to sign or not.

yeap...u will get the same thing that i posted early..the new plan & the new specs
so, u can decide wan to sign or not with the changes..
i dunno whether he got any updated news for u all anot...
if got, pls share here ya
