the marketing department from developer/management (if it exist) should look/launch all the retail shop in one go..give freebies, rental discount for first 18 months...Sunway Giza is a great example..

ic..thanks. I'd been to that place few times even to red bliss 2 years ago to hunt for my wedding package but didnt realise there's under construction mall. maybe will take a look at that place this weekend to see how it does.

nobody thinks it's because there're just too many malls spreading the crowd and $ thin?
or rich SS2 people's money all gone to goreng other props in kv? tongue.gif

I'm a local not too far away so I know this place. SS2 Mall is located just few steps from the famous NEW PARIS Restaurant. PJ people will have to know it.

Lowyat@NET PropertyTalk 1st Gathering was held at Oldtown SS2 Mall back a few months ago.

1. I admit the location is quite "bad" as it is not visible from LDP and you have to through the SS2 housing area (passing SRK Taman Sea).
2. Tropicana City is just a short distance away, and it is a "real" mall.
3. Poor tenants composition and most of its current tenants do not attract crowd.
4. No anchor tenants, besides a wedding Chinese Restaurant and an electronics store chain by the name of TBM (who has heard of it?).
5. There'll be a grocery store soon, but never heard before.
6. SS2 is a senior citizen area, and you don't expect seniors to dine at those expensive kopitiams like Kiliney, Belanga, Secret Recipe, etc.
7. The shopping mall is badly designed especially the carpark, foyer area connecting the carpark to the floorway.
8. No cinema, no gym, no pubs/clubs, no banks, no supermarket, there's no MPH or Borders but a small TIMES, no WOW.

no matter what shopping mall, u need a hypermarket/cinema to back it up

eg kelana jaya shopping mall giant hypermarket is there, else it will be another empty mall depends on those small shop eg star buck/pizza hut/kfc etc in due time the mall will become a white elephant

tropicana city mall have carrefour and cinema to back it up else no one is bother to even go around the shops there to do shopping to be frank.

1utama jusco is there, even now jusco is close for renovation, the shopper drops alot but still have cinema to back it up.

atria damansara shopping, is an good example until now nobody would rent there since parkson left, the business drop tremendously. such a big shopping complex going to waste

plaza phoenix at cheras white elephant.

u3 shopping almost closed down but refurbished to become viva home recently.

summit usj also not doing well at least have cinema
subang parade also not doing well at least have cinema and carrefour next to it

alot of successful malls at least need hypermarket/cinema to back it up. eg midvalley/sungei wang/ 1utama/ sunway piramid etc


Added on April 19, 2011, 9:55 pmownly hypermarket can do tremendous sales and attract shoppers like jusco member sales/ tesco sales/carefour sales/ ikea sales etc. the impact is there for business grocesory shoppers and family as well

other small shoppers cant bring in the crowd much. unless warehouse sales/ closing down sales etc

True no hypermarket or cinema it's a waste...
As i remember that area is orang asli kampung, last time work nearby.
I rather pay more & rent major high traffic mall. Atleast gets motivated.
SS 2 residents oldies/younger gen prefer jaming at the classic SS2 area facing the police station where the mamak, murni, pasar malam, etc..

If it started slow like this, it will slowly fade away...
Yeah it's a mall in SS2 .. but don't lah call it ... SSTWO Mall sound cheap..

all they need is a GSC i think, tropicana city mail used to b like that till gsc goes in.

there's actually a huge amount of student staying ard the area, a cinema will rly increase the traffic in the mail

the oldtown crowd used to b real real bad when it just got started so i always hang out there since is soooo empty, but now the crowd has a bit based on my last visit so i stop going there ( i just hate places with a lot of ppl)

anyway just my 2 cent

on a separate note, citta mall seems to be set for glory. plenty of big names already confirmed including cinema (MBO) and grocery (can't remember what name) with handful of finer restaurant chain.
wondering when is it gonna open their door.

is ss2 mall named ss2 mall or asia retail mall???

Sometimes if the retail building failed it's main objective then they should look into reorganise their target market in order to revive the business. Like lowyat, they convert the nearly dead building into hyperstore for pc and IT parts and many peoples are coming to the place again. Perhaps they can target other concept like selling electronic goods or cameras or any targeted market tenancy to attract more people to come.

YES! their rental is so expensive! similar price to Midvalley! Also their agent quite choosy! need you to spend a fortune to renovate the lot.

every other MALL like place start simple - TCM and Curve also started rather quiet BUT they were already on the main road.

the thing about SSTWO Mall (yes, that's the name. not SS2 Mall) is that it's right smack in a housing area. Sorta like an area where you'd see a school rather than a mall.

If this was SimCity then SSTWO Mall is like 5 squares from the main road, not a good thing.

Now it's as if the mall itself is catered for SS2's residents only.

If you're coming from Bangsar direction - option 1 is TCM, next up is 1U, further up is Curve and if they go further there's Sunway Giza Mall. Either way all are on the main road. If go LDP, then after TCM is KJ Giant.

SSTWO Mall is sorta like ATRIA in location - main difference is that ATRIA though anchor tenants moved out, they still have restaurants and a grocery shop, and pretty much still supported by the heaps of offices around.

SSTWO on mall on the other hand is just supported by residents and given a choice - they're rather go to the other 3 big ones nearby. Oh yeah reminds me of BU Center Point, pretty much dead until recently seems better.

Perhaps a fast-food chain would help - McD is certainly more appealing that Old Town (lousy small portion food).

in fact, should not even build anything lah. save the money, just erect some columns and a roof.

imo, this ss2 mall failed and will not rise easily because:
. malls, shops, petrol stations and the like are traffic generators - they attract people to buy homes nearby, live there
. they are best done during earlier part when developing the area when land is cheap, new homes are cheap
. in a mature area, land cost is exhorbitant, rental can only be high, retail prices will be high - becomes uncompetitive
. in a mature area where new homes and popn is not growing fast, can't expect much traffic growth
. in a mature area, residents are used to their usual places to hang out, to shop, not easy to change their habits
curve-ikano-ikea was built almost same time as the new houses in kd and md. as they get occupied, the place flourished, attracting people who onced thronged 1U as well.
in general, i believe new malls in new areas have a better chance to thrive. of course, if the bigger dev halts or occupancy rate stagnates, mati also.
