As can see the SS2 mall since it open begin of the year until now almost 1/2 a year already, the % taken up is so low, look like nobody willing to rent any of those vacant units. So many empty/vacant lots. The place looks like a failure.

this one is just one in a series of ghost malls coming.

13 more new malls expected this year, enjoy - even if they are empty! biggrin.gif

For this year, 13 new malls are expected to be opened offering a total of 4.5 million sq ft of retail space, including two malls that are being refurbished and rebranded, Intermark (previously City Square) and Viva Mall (previously UE3 Mall).

for those who keep saying up-up-up, rental good, buy commercial now... pls read this thread!!

for every successful commerical plot now, there are 3 failed ones or in the making.

because this place called klang valley is just trying to look good. not actually rich, people just goreng with debt to gomen and devs' delight.

let's stay tuned how many more malls will become ghosts malls - like those in china - which some say are exceptions, rural ulu... we're different... tongue.gif

13 new malls in 2011, another 11-12 in 2012, I believe.

dun go away - we all have eyes to see. tongue.gif

imo, this ss2 mall failed and will not rise easily because:
. malls, shops, petrol stations and the like are traffic generators - they attract people to buy homes nearby, live there
. they are best done during earlier part when developing the area when land is cheap, new homes are cheap
. in a mature area, land cost is exhorbitant, rental can only be high, retail prices will be high - becomes uncompetitive
. in a mature area where new homes and popn is not growing fast, can't expect much traffic growth
. in a mature area, residents are used to their usual places to hang out, to shop, not easy to change their habits
curve-ikano-ikea was built almost same time as the new houses in kd and md. as they get occupied, the place flourished, attracting people who onced thronged 1U as well.
in general, i believe new malls in new areas have a better chance to thrive. of course, if the bigger dev halts or occupancy rate stagnates, mati also.

Malaysians have been spoilt with hypermall likes 1U and Mid Valley that anything smaller or specialised will not survive. Another thing is the intense competition. In Australia, they tend to survey areas before allowing anything to be built. Hypermall will be minimal. You probably need at least 500,000 population before they allow one to be built and probably nothing else nearby. Even then, their hypermall is so much smaller than likes of 1U and MV. Just see the distance between 1U, MV and Curve. It is not easy for anything nearby to survive.

agree. too many of them, too big. a few more will come and go in the next decade.

everybody hopes everybody else will spend at these malls to keep the place prosperous, but really, i doubt many spend that much $ at these malls.

esp now got to pay so much for new house, better stick to kopishops. tongue.gif
