 SS2 mall is a failure since it open begin 2011, (the % taken up is low, almost 1/2 year)

As can see the SS2 mall since it open begin of the year until now almost 1/2 a year already, the % taken up is so low, look like nobody willing to rent any of those vacant units. So many empty/vacant lots. The place looks like a failure.

nobody wants to rent and no renovation at all in any of the lots. another white elephant.

Alot of malls and office are vacant in alot of area not only ss2 mall. Many people buy but difficult to rent out even condo/houses for investment.

maybe a glut , what do u think?

ss2 mall is just next to ken 3 condo and ameera or five stones condo in ss2 pj

the food outlet like old town coffee like want to close shop, no people as well as other food outlet. one word expensive. nothing inside the mall, majority vacant.

even franchise business also will close down eventually if the mall is going to like that.

have to sell at a high price in-order to cover rental & other hidden cost.

nobody dares to open business there maybe rental is steep. even at the moment no competition also dont dare to open

maybe should need at least a big hypermarket eg tesco, jusco, carefour to boost it else will be pubs or cinema (that wont be for sure bcos the mall close at 10pm daily)

very bad. indeed. just imagine like empty mall at all floors

ONLY good thing is FREE PARKING at the mall and enjoy the air condition in the mall. other than that nothing to see.

provide as well as an alternative road to pass from section 17 to ss2 in order to beat the jam small bridge b4 the ss2 traffic light in order to go to ss2 area

hope ss2 mall dont looks like atria shopping complex in damansara utama in future.

like want to close shop

no matter what shopping mall, u need a hypermarket/cinema to back it up

eg kelana jaya shopping mall giant hypermarket is there, else it will be another empty mall depends on those small shop eg star buck/pizza hut/kfc etc in due time the mall will become a white elephant

tropicana city mall have carrefour and cinema to back it up else no one is bother to even go around the shops there to do shopping to be frank.

1utama jusco is there, even now jusco is close for renovation, the shopper drops alot but still have cinema to back it up.

atria damansara shopping, is an good example until now nobody would rent there since parkson left, the business drop tremendously. such a big shopping complex going to waste

plaza phoenix at cheras white elephant.

u3 shopping almost closed down but refurbished to become viva home recently.

summit usj also not doing well at least have cinema
subang parade also not doing well at least have cinema and carrefour next to it

alot of successful malls at least need hypermarket/cinema to back it up. eg midvalley/sungei wang/ 1utama/ sunway piramid etc


Added on April 19, 2011, 9:55 pmownly hypermarket can do tremendous sales and attract shoppers like jusco member sales/ tesco sales/carefour sales/ ikea sales etc. the impact is there for business grocesory shoppers and family as well

other small shoppers cant bring in the crowd much. unless warehouse sales/ closing down sales etc

no offices nearby, transport/ bus problem etc no attractions at all for people to visit the place.

cineplex is out due heavy investment.
food court depends on the rental there whereas alot of restaurant/food outlet already open and competition is great.

huge supermarket unless the management have special arrangement with tesco/carefour/giant for them to open else is difficult

Problem is the management and rental wise as well as renovations will kill the business there.

eg.
telco like maxis from tmn tun shift to ss2 mall in order to minimise the jam and find a car park just to bills at the tmn tun.

the price of the food at various outlet there is fantastic and tasteless. go and eat the first time and u wont return for a 2nd time.

eg old town kopitiam, just a small cup of plain water cost 80 cents ++ (not inclusive service+ govt tax yet). not much variety and very steep price.

how many times can people go to the place and eat in a month.

just compare with murni ss2 and many other nice looking food outlet( eg old kopitiam/hailam etc in no time will closed shop), the murni ss2 (shop need not to be nice looking as long as food is reasonable and cheap) business is tremendous daily at ss2 murni.

maybe the ss2 mall management there is loaded, not hurry/proactive enough to get in outlets. every month passes very fast whether is rental cheap or not, $$ flys. either get something or nothing at all (place/outlet waiting for miracle to rent). another thing the fengshui of the mall is not good. just wondering how long can it sustain?.

the problem with mall like damansara atria, tropicana city, ss2 mall, kelana jaya mall, jaya1, jaya33 etc does not capture tourist/expatriate business, business there is for residential/nearby people to window shop.

tourist never go to this type of mall.

eg.
just look at ampang shopping complex (even have macd/ pizza hut etc), kl plaza, yow chuan plaza, outlets there all is waiting for time to fly daily. wasting time & $$. maybe near klcc/pavilion/sungei wang is near, tourist/people may pass by (window shop only) or dont bother to even go in the next door shopping outlet. gardens & midvalley, majority at midvalley bcos of hypermarket is there.

business in this area will not boom.
what purpose people would want to go to shopping complexes? sales/ promotion happening/cinema/fitness gym etc

purchasing item at shopping mall is much more expensive than shops due to rental wise, majority wont buy from malls.

only for hypermarket is much cheaper bcos of volume buying. or doing specialize business like ikea.

others outlet is just addon to it.

Better for SS2 mall to be empty or any other mall that is near to residents house, not to be crowded bcos the road nearby will be tremendously jam. residents there will be complaining in the future.

The road there is already congested at certain times, bottleneck is near the paris restaurant that leads out to the main road

no matter what just ask yrself, will it be successful or vice versa. already know yr answer. very poor forth sight

now even the river bank near ken3 collapse even worst.

can it go foward or productive depends on the management
