the food outlet like old town coffee like want to close shop, no people as well as other food outlet. one word expensive. nothing inside the mall, majority vacant.

have to sell at a high price in-order to cover rental & other hidden cost.

nobody dares to open business there maybe rental is steep. even at the moment no competition also dont dare to open

maybe should need at least a big hypermarket eg tesco, jusco, carefour to boost it else will be pubs or cinema (that wont be for sure bcos the mall close at 10pm daily)

very bad. indeed. just imagine like empty mall at all floors
*
Their 2nd floor rental rm 15.00 + service charge. Who dare to go in at this slow retail economic now? Yeah I do agree with you. Maybe they need newer ideas and new management team

no anchor tenant like a supermarket or cinema. i think the mall management should go and find some tenant that can "suck" visitors, i.e: karaoke, supermarket, department store....

currently i dun really interested to go there because it is so "dry" inside tongue.gif

very good idea lah.
open plenty of massage parlour.
some arcade video stores.
some dvd stores.
and voila, back to life!
lol.

guys, some people mentioned about selling high price. is this place even for sale?
a good mall (Midvalley, Suria KLCC, 1 Utama, Sunway Pyramid) usually is owner controlled and is only leased out. a bad mall is one that sells their shops like what BTS did.

i thought Ameera VP long time ago?

Ameera VPed long time dy ...
but at this juncture, the best hope for sstwo mall is the nearby condos ..
so it can be like a neighbourhood mall, but to do that, you need a Giant/Tesco or even a Jaya Grocer/Village Grocer type of store to bring in traffic ..

I know people purposely go to Tropicana to watch movies because it is easiest to get tickets .. so there you go ... perhaps look at opening small screens to bring in crowd as well ... if not, what's the niche .. why would people go there ...

UE3 .. I don't know, they have revamped it to some Home Improvement hypermart .. should be interesting .. I should visit it one of these days ...

1. supply more than demand in that area
2. location is not so "wong" cause a bit further away from the main nearby colleges walking distance wise.
3. the accessibility and parking kinda sux there
4. got rumor stories for that location hehe
*
haha.. got rumor stories? I stayed just beside the mall last time when I studying wor. never see get anything also

I think the reason the SS2 mall is a failure is coz there's just too much mall around that area. and really not much ppl know about the SS2 mall even exist. lol.

was puzzling to their failure too although i'd never been there myself.
when it was under construction, it looks set to be a big thing in this part of town. high income area among the old citizens of matured ss2 township. steady group of yuppies and college/university student alike.
so big question on reasons for its failure??
anybody got any ideas about it?
my personal take would be:
1. lack of promotion/adverts/events
2. maybe because of it's asking rentals? (no idea how much though)
3. no proper retail agent appointed?
4. too close to tropicana mall?
*
Main reason is too close to Tropicana Mall which opend much earlier and already pulled the established tenants. It does not make business sense to open another branch within 0.5 km hence SS2 Mall cannot attract any big names. Cause chain reaction - no big names, no traffic/ patrons, no tenants.

The mall is huge for a neighbourhood mall; mayb another reason it is so empty. Should open 1st phase then only another phase.

Pls. don't do that... it will kill the mall and chase away legit retailers. Soon attract more hanky panky business and smoking in the mall is allowed and then digital casinos doh.gif

I think SS2 mall is for rent only so don't think will fall prey to 'Endah parade/Summit/ Safari syndrom'

at first i thought there will be pub or bistro near the "al-fresco" area. icon_idea.gif but it is too near to the residential houses opposite the road. That is quite impossible for that kind of business opening there bcoz of noise pollution and long business hours. those residence will sure complaint until they close shop laugh.gif

i recall when i first visit tropicana, i thought the mall ain't gonna make it. seems like it's doing okay now (but i never been back there).

i recall when i first visited amcorp mall, and i thought is this a mall? looks like a run down bunch of shops. with Pc repair, 2nd hand market specialy, etc.

i recall when i first visited atria and it was okay. a group of amenties catering to neighbourhood needs. and it was super cool to have parkson and kfc house within the area. disclaimer: that was more than 15 years ago during my 1st visit!

i think perception changes over time. ultimately it depends on the owner which direction he/she wishes to take. if they have the holding power, am sure things will work out better later on. but if hold too long, another atria/amcorp in the making lor.
i think there's potential there, but someone needs to put some effort into it.

'Neighborhood malls'
Who will go? nearby residents.
Many residents? no.
They go everyday? no.

Conclusion: failed.

Frankly I used to go SS2 often but never enter this silly shopping mall. I rather drive few miles away to 1U.

for those who keep saying up-up-up, rental good, buy commercial now... pls read this thread!!

for every successful commerical plot now, there are 3 failed ones or in the making.

because this place called klang valley is just trying to look good. not actually rich, people just goreng with debt to gomen and devs' delight.

let's stay tuned how many more malls will become ghosts malls - like those in china - which some say are exceptions, rural ulu... we're different... tongue.gif

13 new malls in 2011, another 11-12 in 2012, I believe.

dun go away - we all have eyes to see. tongue.gif

There is hope for this mall if the right type of industry operates in it.

Put your thinking caps. I am not giving the answer so fast.
