the problem with mall like damansara atria, tropicana city, ss2 mall, kelana jaya mall, jaya1, jaya33 etc does not capture tourist/expatriate business, business there is for residential/nearby people to window shop.
tourist never go to this type of mall.
eg. just look at ampang shopping complex (even have macd/ pizza hut etc), kl plaza, yow chuan plaza, outlets there all is waiting for time to fly daily. wasting time & $$. maybe near klcc/pavilion/sungei wang is near, tourist/people may pass by (window shop only) or dont bother to even go in the next door shopping outlet. gardens & midvalley, majority at midvalley bcos of hypermarket is there.
business in this area will not boom. what purpose people would want to go to shopping complexes? sales/ promotion happening/cinema/fitness gym etc
purchasing item at shopping mall is much more expensive than shops due to rental wise, majority wont buy from malls.
only for hypermarket is much cheaper bcos of volume buying. or doing specialize business like ikea.
others outlet is just addon to it.

Actually those who are saying that Atria is not doing so good..
it's because the residents around the area DON'T WANT it to be doing good.. there was this proposal to redevelop it to a 6 story office cum shopping mall but it was rejected heavily by the residents nearby. They prefer it with the way it is now.
SS2 mall..... i feel that it will fail too but let's see how it goes..and yes.. having a strong anchor tenant would certainly help a lot..

At every Residents Meeting, the talk of town is to protest the redevelopment of Atria. Anyway the latest I heard is the developer will still go ahead with redevelopment plans but on a smaller scale. The hawker centre next to Lotus/Koon Kee/Magic Wok will also be redeveloped. Previous rendering looks like this: This post has been edited by accetera: Apr 24 2011, 11:42 AM

Better for SS2 mall to be empty or any other mall that is near to residents house, not to be crowded bcos the road nearby will be tremendously jam. residents there will be complaining in the future.
The road there is already congested at certain times, bottleneck is near the paris restaurant that leads out to the main road

Made a pit stop outside SS2Mall last Sun. Not to makan, not to shop but to throw rubbish into recycle bin. Hiya, wify too environmental conscious, I support too but in this 1Malaysia land who cares. Drive far far look for recycle bin I told her you waste more fuel not green lah.
Ok, back to main topic. Bet location out, hidden from main road, not connected, traffic flow (some say angin water) just not good. You may bring in anchor tenant whatever. Question, would anchor tenant dares to take up you empty space? One thing majority people incl. landlords forgotten aircon bill made up big chunk of the monthly expenses. Unless your building pre-planned without aircon (like Giza, Centre Point 1&2 big thumbs up), else you will regret, tens or hundreds of thousand going down drain every month. Want to engage us to do a study? Our fees half of your aircon bill save for coming 2 yrs enough already .. hehe.
Why as consumers we want to go to your mall and not another just 2km away? What the hassle going thru traffic jams, small backlanes etc? Anything attractive? If you sell the same concept as others do and your location tak boleh pakai, who wants to go? So you need something thing different like some mentioned specialist mall etc to make a different.
Else going to be another eg of Carrefour Kota D'sara where go there makan angin, enjoy aircon if you don't want to get caught in traffic jam at Giant, Curve, 1U etc.
Just few mths back there was a report mentioned upcoming retailed malls in KV going to face the highest hurdle in the coming months/yrs. The fittest win.

Was in Atria last Sunday to buy some school uniform on the 2nd floor. The lady told me also and inform me to go to their new stall just adjacent to the complex. Hopefully a new nice mall will emerged. To tell you the truth, I only go to Atria to eat KFC once a blue moon and to get uniform. Sometimes may buy from Bata there as well. Besides that, the mall sucks. The lady that does clothes alteration on the 3rd floor very Lcly....lol but true
