OK, spoke to one of the SA, now I get what you mean, you get to choose either DIBS or 4% disc, on top of the 5% disc.

To add, there will be a fix 5k discount, but, prices has been jacked up to 220k and not from 200k as
stated previously.

Also, "FREE" ipad upon loan approval.

So guys, do your due diligence ..

204k - 8.8k (4% discount) = 195.2k (without DIBS; 8.8k derived from 220kx4%)

and how much do we need to fork up if LTV 70%.

so total down = 22-16= 5k

legal fees + stamp duty = say 8k for both (loan + SPA)

5k +8k = 13k in total

Assumed developer absorb also legal fees and stamp duty then v only pay 5k lo

might be less coz stamp duty and legal fees will be cheaper for 220k property; maybe less 1-2k

so the range should be around 5k - 8k or 12k
