Come on guys, its almost impossible to quote by square foot for painting. It is normally interior rm ? and exterior rm ? and the painter will base it on square foot to buy the paint but usually he will quote labour on how many days and coats to complete the job.

i was quoted rm1500 inclusive of labour,frame,paint(ici odourless yet to be decided pentalite or gloss) and doors for a 800sqft aprtment----> cat mahal

and rm800 same as above for -----> cat murah

grill painting must add somemore.
i really dont know how much the "upah". they just quoted me lump sump

As a guide , I paid RM 8000 for 2 storey house interior/ exterior including ICI paint. Price includes undercoat n 2 more coats after that with 4 feature walls of different colour.

My contractor charge me RM80 per day for painting. Doesn't matter paint wall, door, grill or anything. So the more day he paint the more it cost. My house is 3000 sqft and the total paint labour is about RM800 for 10 days of painting.

Yes, this is very very cheap. Rm 80 is probably his day rate payment to the workers already. What about equiptment, do you provide or is it inclusive?

Well the paint job charge is that cheap because he is also the contractor that renoy house. I guess must be special rate. The painter is indon but his paintjob is superb.

guys, ples give some opnion, my contractor charging me RM3500 for labour to paint my double storey hse, including painting the door, the outer layer, inner layer and ceiling. I'm the intermidiate, 22 X 75, but not including material... is this consider reasonable price? Thks in advance

I hired a group of 4 Malays to do the painting which was recommended by my reliable wiremen. RM3500 for Skim Coat and Painting for Interior and Exterior but not including the paint. Now it is in progress and will inform whether the quality is good or not after 2 weeks smile.gif


Initially i thought you buying the best Paint Nippon Odorless Air Care which cost about RM140 per 5 liter.. I required at least 100 liter for 2 coatings for the whole interior

100liter/5 liter = 20x RM140(Nippon Air Care) = RM 2800 ( Interior Wall)


but the my friendly neighborhood hardware store recommend using Jouten Satin Glo ( More glow and with new eco friendly technology which make it Odorless) which is almost on par with Nippon which cause RM 98


100liter/5 liter = 20x RM98(Nippon Air Care) = RM 1960( Interior Wall) save about RM 840 drool.gif

They are painting my house now. 22x75 double story. Price includes skim coating with sealer for all interior walls. 2x coats of Nippon spotless. Whole house plaster ceiling and some wood finishing (staircase railings) as well. Exterior painting for front facade and touch up back facade.

All in is RM8.4k. Still WIP, will update more when they are done. About 2 weeks job.

It's not the best price I found, but they gave me the most confidence and convenience.

Think it all depend the condition of the original paints. If start peeling need to be remove. They will quote accordingly.

Guess for me, not much old paint to worry because most are already new wall with skim coat.

Why don't you get some other painters to quote you and then you can compare? If there is not much price difference, then just let your ID guy do it. At least if there is any complains/ problem later, you just deal with one person biggrin.gif

can anyone share the easiest method/tips/tricks to paint the 1st floor external wall of a corner house? thinking to DIY myself

I was thinking to use a simple long pole with attached broom-type brush like the pro painters use to reach the top edges of the wall.

For me, I may DIY the interior painting. But not the exterior.
The wall is so high for the side wall. You will need experience and skill to paint the edges and at the same time not to over painting the other parts which is of different colour. It may look simple but if you have not done painting before, then you may be in for the surprise.

One thing I learn afte completed my painting
1) Skim coat will make your wall smooth only and not solving the wall uneven
2) If you extended your house, make sure all wall been plaster with smooth or same outlook pattern (exterior)

Because all this is not included in the paint labour. If small they may do for you else you need to pay for extra sad.gif

My friendly advise, nvr judge the painter service by the price they quoted you. Of course we need to do some comparison but what you paid what you get.

I recently appointed one contractor (he also advertise here in Low Yat of painting service), charge me RM1000 for my new condominium. But I am very disappointing with the workmanship. The painter is indo worker, one man gao tim everything. Not even do proper surface preparation work.

When asked him to come and do the touch up, the Indo workers complaint a lot..... end up i asked him go back and I myself do the touch up work.

My friend appointed a Chinese painter to paint, charge him RM1200, but workmanship is fantastic.

RM200 diff?? Worth to pay.....

Sometimes too cheap, you need to doubt what kind of outcome u will get.

It is not surprising as I have been quoted RM6k just for labour alone previously by some painters. They are looking for water fish biggrin.gif
The price will very much depends on the condition of the house and the amount of work required. Do you need them to skim coat the walls, etc.
Have just PM you a few other painter contacts. You should asked for a few other quotes for comparision.

10k maybe on the high side. My entire house is 9k inclusive of paint. 22x75, which i think is already expensive. But I still give it to my wet work contractor because of trust and comfort level. Outside maybe in the range of 6k to 8k for my house.

Gloss paint (for Wood and Metal) are much harder to tackle than wall paint. I'll advice you let them do it. That is from my personal experience.

If you want to try, apply metal primer for grills, and wood primer for wood before apply actual paint coat.

or else ask other painter to quote me the same job scope@materials and then compare it..

external paint different story.

im talking bout internal/apartment/rooms/handrail etc.

for external some houses might need skylift.

otherwise just waterjet spray wash the old wall, and paint it with weathershield, kao tim.

buy a 10steps ladder will settle. hmm.gif

You can easily DIY the painting especially the interior. Furthermore for an apartment, there is no high walls (unlike the double storey house).
Just need to protect the floor with the plastic sheets and you are in business smile.gif

Hi...I just got my 26x80 house with 2500 built up painted. Two days with one coat of white paint since it is new for rm1100. 3 Sabah ppl who lives in kepong for many years n manages by one elderly uncle. Paint I got 7 ici white pearl glo [old fashion paint] (rm88) 5 litre with 4 one litre colour paint at varying prices of 25 to 29. So for about rm 2k i painted the interior of the walls only of the whole hse but 1 coat only la for eighty percent of the walls liau. So ok la

Workmanship...acceptable not fantastic but think trustworthy since we watched them like a hawk. Kakaka!

Should be around that. For painting grilles, they will charge more as i involves more work. Any have PM you some painter contacts. Ask them for quotes and compare. However, be careful of those that quote very low as I am sure there is a reason for that. What you pay is what you get smile.gif

Hi, im painting contractor..

I charged my customer RM 400 per day for 3 workers on site..

Usually a small apartment around 900sqft wall n ceiling can be done in 2 days..
if they want to paint grills and doors add another 1 days

sometimes if i need to rush i bring 4 people and if we lucky it can be done in 1 or 2 days..
thats were i raked in profits..

if the surface condition of the wall n ceiling doors n grills is so bad.. i will sugggest the customer do skim coating or remove the old paint altogether.. It may take some time and cost to do it...but the result is exceptional!..

For the paint itself..

If my customer wants me to buy the paint, i will charge them another RM 50 - 100 for transportation..No additional charge here and i will show the receipt if need be..

My contractor charge me RM80 per day for painting. Doesn't matter paint wall, door, grill or anything. So the more day he paint the more it cost. My house is 3000 sqft and the total paint labour is about RM800 for 10 days of painting.

The painter i spoke to..quoted me RM6,500

for Corner lot 22 x 75 house. Job scope :

- Painting Interior and Exterior Wall
- Painting all grilles Interior and Exterior including Grilles at Garden
- Painting my Roof
- Skimming on selected areas which is rough (maybe 5-10% of whole house)
- Painting Garden's Wall
- NO PAINT included..if inclusive paint will be RM11k (good quality paint according to him)

Not sure if its too expensive or reasonable

Just completed painting job for my unit, paid 3K+ for workmanship + paint for whole unit include:

1. Ceiling, whole unit - Nippon Matex
2. 3 rooms, living, dining + kitchen - Nippon Odour~less Aircare
4. 7 Doors + frames - Dulux Gloss Finish
5. Skirting, whole unit - Dulux Gloss Finish
6. Some plaster ceiling repair

All in I used 5 colors for whole unit, as each room has its own theme :-)

Workmanship is good, I would say as uncle are very detail abt his job

and also mine is a condo abt 1400 sqf, and yours is double storey house. Btw, your 3K for paint include internal & external?

I was quoted by a company (online) for the same job at a crazy price, luckily I found this uncle where workmanship is good and price is very reasonable rclxms.gif

Yes internal and external but I only use normal easy wash not outdres. The contractor din mix with water and really cost me a lot sad.gif

Just sharing, I have a contact to do painting, RM120 per person per day. He is full time but do freelance on weekend. Good if you need to paint small area only but he is abit dirty, leave many paint mark on the floor.

Paints usually bought at my friend hardware shop. The labour cost for experienced and passionate painter cost about rm90 per day. Clock-in from 8 am to 5 pm. Only 1 lunch break at 12 pm. Very discipline and excellent job. Well that is in Ipoh. Hehehe...

Mine was around 2.5k for a 1300sqf condo unit, inclusive the 6 doors, balcony hand rail, paint used was the normal nippon paint. They were pretty awesome painters and did a very good job!

normally the price have been marked up. they know customer will ask for discount.. just try 800.
i think the actual price is 1k. 200 extra is for their safety...

I have my house painted last month and everything just went so smooth. by mypainter painting services, they are the best. It's a little costly then others though, if they can lower their price a little then it would be perfect.

I guess should be OK.
My double storey 22x70 Rm6K whole house include door, ceiling, everything that got paint one.
price include labour and paint and touch up.

outdoor 1 layer of maxilite, 2 layer of dulux weathershield.
indoor 1 layer of maxilite, 2 layer of dulux light and space/pearl glo/ etc. u can choose.

Red wall will paint extra few layers.

jus engage one indo guy to do my house painting....
since he had done few house at my taman...

so far started to patch all the hole for me...next will started the painting job...

price wise quite ok...below 2k to paint n patch back hole hacking for wiring....
btw, i paid him progressive payment..few hundred after finish certain work...to prevent later he run away... biggrin.gif

want to do cheap painting? not difficult !

hire some Indon contract worker at RM70 per day. skilled cost maybe RM100 per day. chinese maybe RM120 per day. if small apartment, the price will be proportionately higher.

where to hire Indon? go to big hardware shop ! ask them to recommend. they'd usually have phone no of these guys. wanna play safe ? ask who takes the most paint from them. go to local hardware shop to make sure referral is from Indons who live nearby. you don't want to hire some guys based in shah alam, if your project is Ampang. they will somehow hike up their transport cost onto you.

buy some paint

you supervise them, and there you are are !

then you have to figure out;

- transport for the indon, who pays for their lunch
- how much water to add to their paint (they will insist more is better as its easier to paint, but it dilutes the effectiveness of the paint and fades faster)
- water-jet to clean the wall first?
- scrub the wall with detergent and brush?
- primer necessary or not necessary
- make sure they paint the hard to paint places (behind the door, edge of the door, crevices, ceiling board etc)
- they don't splatter paint over the floor
- why they keep painting the same spot over and over again (because they make more money the slower they are - try negotiating on a project basis than time cost - with them)
- they ask you to buy them drinks
- they want to borrow money from you
- they want you to introduce more project from them
- buy kerosine / turpentine to wash the brush
- buy roller
- buy 'stick' or aluminium extender for roller to reach the ceiling
- buy plastic (to protect the floor)
- buy masking tape (to cover the skirting)
- buy VOC free paint (higher price) if have children?

my experience; labour cost for semi-d painting (internal, external + fence) at RM4,500 exc paint. to see how it works; ask them how many man days they budget.

for paint - you want super cheap - go for Mattex (all hardware shop sell). quality then go for branded ICI, Nippon Life etc. Go get the brochure and see which paint are you convinced.

In JB the upah of painting is same the price of your paint. ie. if u bought rm1000 worth of paint, the painter will ask for rm1000 of upah.

Polishing the wood flooring vs painting the wall and plaster ceiling.

I asked the polishing guys " they say paint first so that flooring wont get the paint stain. Paint stain can be removed while polishing

i asked the paint guy " polish and grind first so that the dust can be removed while painting

I can recommend my painter, who is also the site supervisor for my soon-to-be completed condo renovation. He and his team are based in Ampang but you will have to wait for my renovation to be completed smile.gif

PM me if you are interested - not just for painting works, but also for renovation works. They are Indonesian and they do a good job at my place.

Their workmanship is good (indonesian painter). They are well trained and professionals especially for momento and venetian plaster ( like marble wall paint). About the price i am not sure, quite reasonable i think. Overall if you are looking for quality, this is the one i can recommend. thumbup.gif

I would highly recommend you mypainter. Their quality of workmanship is good. They do almost everything. Of cause the price is a little bit more expensive than the cheap painters but for me i dont like to take risk, thats why i go for quality. why dont you guys tryout myPainter? You can ask about the price and everything, because myPainter actualy did my house and i am impressed with their work. Try it out!

my contractor quoted me RM 2.8k including paint for my 674 sqft condo - wall and ceiling only. RM500 additional for grills and doors.

Seems a bit overpriced for me... Thinking if i should go ahead with that.

Moisture Test is to check your wall condition, whether is it too high or low. From there they will think for a solution to fix it to prevent any problems in future. Is good that they do that, some other painters they never even use the moisture test and just do the paint, thats why i dont really simply call normal painters to paint my house. Rather pay abit more expensive for a professional painter to do the whole thing.

i thought of finding cheap and affordable painters to help to paint my house but this is one of the main example i am worried. Sometimes is good to just find abit more expensive paint job for the quality.

the only way to ensure good quality painting is 1) educate yourself, 2) supervise by yourself.

failing which, develop a relationship with a towkay / contractor / worker, and hope he does not cheat you !

even the 'uncle' is dependent on his worker (and check if the workers are hired on a contract basis or permanent basis).

Painting shouldn't be a problem cause its quite standard job. Important thing is you don't get overcharged. If you want to compare prices go to kaodim.com its a fairly new website. Read about them on the Edge and rakyatpost. You submit a request for whatever service you're looking for and you get introductions and quotes from several contractors who can do the job for you. So you compare, read profiles etc. All free and really quick responses. I've used them twice now and started a reno job with one of their contractors. So far all very satisfied.

hire a foreign worker, give him a roller and a tub of matex and get it done in a day.

worker = RM80 a day
roller = RM10
matex = RM60
plastic sheet = rm45

less than RM200.

what sort of paint ? even branded paint like nippon have different ranges high end eg low voc.

are they going to wash the wall before they paint? maybe no need if clean.

are they going to put primer / base paint so that the paint will last for a long time ? maybe no need if existing paint work is good.

are they going to paint three layers so that the colour comes out well ? maybe no need if same colour.

grill and wood use different type of paint. is a good or cheapo paint ? primer ?

are they going to guarantee that the paint does not drip to the floor when they paint the wall / ceiling ? ideally use tape at the edges so that don't make mistake when they paint the edges.

many questions to ask.....

ask them to give you their previous client phone no and chat.



i'm quite sure you can do better if you hire and supervise the workers directly. however if you are time pressured, than maybe its better to pay lah.

Hi, i have some question about paint.
I got the quote for 1.8k (ceiling + wall) for a 900sqft condo but with dulux inspire interior paint. Anyone use this paint before? is that ok? only one color tats why he told be he can get a 18l inspire paint.
does dulux pearl glo has big size 20liter?

Rm1.8k for painting is too much for a small condo unit of 900sf... paint around RM500 ...i would rather take 3-4days leave to DIY myself ... as it will be cheaper icon_rolleyes.gif laugh.gif

paint only Rm500? I went to paint shop, here is the quotation i got

pearl glo (20l) = RM280
Pearl glo (5l) = RM105
sealer (5l) = RM95
Maxilite (18l) = RM65

Estimate 30l needed (I'm not sure, the shop owner told me around 30l to 35l for wall which is RM650 for me.
Another guy quote me RM1.2k labour cost for whole house. ( ceiling + wall + wood doors). hmm.gif

Good day. As stated above just to ask how much paint u need to paint a condo? u say 3 days RM 750? Try calculating the paint as condo need at least 30L paint for double coat. Before that is skimming and levelling, that is also cost. You can get labour for RM 80 but are they professional? Towkay dont give expensive stories but thats the cost for it. Its Ceiling and Wall. Ceiling also at times for long run u will need to apply double coat. Dont mind what i said because i do painting my self too. So i know the price of it. RM 1800 is still cheap my friend. But again depends on what that person says bout skimming levelling and how many coat. Thanks. Have a great day.

Fog n confusion.

When you don't know, you say let the 'professionals' handle it. That is when you start paying for the double speak.

- first coat often use matex. Very very cheap paint. Standard procedure. Then only use good paint. So two layers.

- even when the painters use the good paint, they will add water or thinner.(despite what the towkay or owner sez). Its easier to paint. However paintwork not so good, so have to paint another layer. Is the towkay or owner there to watch them all the time. No way. Painter happy as they are paid on a daily rate basis. More income for them.

- skim n leveling - depends on the quality n smoothness of the wall. Often quote cheap painting job then the profit margin is in the skim n leveling. Will they bring a spirit level to show you what is the gradient before n after ? Try n see.

- double layer on ceiling also use matex. Very cheap paint. Make sure they cover your floor properly otherwise you have more problem cleaning up.

Customer acquisition or marketing is expensive. Explaining the process to customer takes time n needs to be costed somewhere. Doing the actual job is actually much cheaper.

Must paint be mixed with water first before painting?

Can I say I don't want water mixed with paint as I prefer thicker coating?? I have painted 1-wall before without mixing water and the wall paint quality was still very good after 3 years so I assume it will last longer. In contrast, when I had my whole apt repainted, the workers mixed paint with water and I find the coating thin despite 2 times painting. When I asked the painters, they said must mix with water.

Don't add thinner / water
- difficult to paint (takes more energy to roll / brush).
- paint less no of coat is ok
- painter make less money (paid daily rate)


Add thinner / water
- easier to paint (glides faster / better)
- more coat of paint required as each coat thinner
- painter makes less money (paid daily rate)

in terms of quality alone, i was told that a few thin coats is better than one thick coat.

There is nothing wrong to mix with water. But only small amount and for the easy paint purpose. The paint cans do have such advise. But it is not a must.

Sure you need to roll few time since the coat is thin. So it depend the painter eye are able to different that the paint is still can cover under it and nice or not.

Renovation completed just pending to fix the lighting. How difficult is it to do painting especially for the plaster ceiling where there is L box or Line box. My contractor says its quite difficult once the downlight is fix. I was thinking to do painting myself (save $$$) but then the way my contractor put it as tho its better to engage people to paint. Pls. share your experience.

Can't brain what is difficult on L box. But generally painting is easy job. You never do some kind of painting before?

For the part that fix light first than paint. Yes. it is difficult. Cause you need to escape the light fixture while paint near. And very high chance that you over paint the light fixture edge. Best is to paint first, than install the light later.

I don't no which type of DL you're using. But if you using the normal round type CFL, you can pull down abit. As long as there is a gap, your brush can go underneath. Others type not sure.

Or stick a masking tape around the light fixture before paint. That is an extra job. But no choice.

Hi guys,

Need advice if I'm being cheated?

I was quoted by a Painting contractor RM1.2k to paint the interior (wall only) of my condo.

- condo size is 950sqf
- to be painted area (Master bedroom, guest room, living hall)
- excluding 2 toilets
- excluding balcony (abt 30sqf)

He mentioned/quoted that:
- paint must be bought by him (i cannot buy the paint for him)
- need 2 days to complete
- need 2 x Maxilite Plus Interior (Waterborne) EMULSION PAINT 18L

In the end:
- spent 4 hours only to complete the job (2 person)
- used 3/4 of FIRST pail of Maxilite Plus Interior (Waterborne) EMULSION PAINT 18L (saw him mix with water as well)
- 2nd pail of Emulsion Paint was not even used.


When I check on his paint work, I saw some uneven paint work and asked him to re-paint. And he was so reluctant to re-paint, and keep accusing me that I don't know how to judge the quality of the wall paint, and keep saying there's no problem on his paint work. He said his jobs is done.

I then asked him, why before that he said needed two days work, and 2 pails of paint. He replied that now he came with two persons, that's why completed fast.

Then asked him why only used 1 pail, he replied my condo wall doesn't want to "EAT" the paint.

Thus, I asked him to discount, since only do half day. Then, he started accusing me saying I'm not willing to pay him that price. (with his experience, I think he had knew it only takes half day to complete the job). And even THREATEN me if I don't pay, he will ask someone to come and collect from me.

Just would like forumers to advice:
- if I've been cheated ?
- if that's a fair price, why did he quoted differently (workload & paint) in the first place?

The paint is around RM80.
Profit margin 1k? hmm...

If he would have used up 2 pail of 18litres as promised, to paint few layers on the wall, to make sure quality is there, I'm sure will pay him that kind of money.

so guys out here, just fyi/reminder/beware of this contractor called:
Mr. Lim (016xxx4543) - skinny, short, 60s uncle, driving black perdana
- bad attitude after paintwork done (reluctant to touch up, even though can see the wall has different tone, he keep accusing my eyes have problem.
- will THREATEN you if you don't pay full amount (asked for discount also being scolded)
- will twist what he promised you on his work+paint from the beginning

this is my bad experience with him, just to share. i think forumers should be alerted/reminded of this kind of cases.
Anyway, you guys can go ahead with him as well if you decided to.

Wanna do Painting DIY ?

hire some Indon contract worker at RM70 per day. skilled cost maybe RM100 per day. chinese maybe RM120 per day. if small apartment, the price will be proportionately higher.

where to hire Indon? go to big hardware shop ! ask them to recommend. they'd usually have phone no of these guys. wanna play safe ? ask who takes the most paint from them. go to local hardware shop to make sure referral is from Indons who live nearby. you don't want to hire some guys based in shah alam, if your project is Ampang. they will somehow hike up their transport cost onto you.

buy some paint

you supervise them, and there you are are !

then you have to figure out;

- transport for the indon, who pays for their lunch
- how much water to add to their paint (they will insist more is better as its easier to paint, but it dilutes the effectiveness of the paint and fades faster)
- primer necessary or not necessary
- make sure they paint the hard to paint places (behind the door, edge of the door, crevices, ceiling board etc)
- they don't splatter paint over the floor
- why they keep painting the same spot over and over again (because they make more money the slower they are - try negotiating on a project basis than time cost - with them)
- they ask you to buy them drinks rclxub.gif
- they want to borrow money from you
- they want you to introduce more project from them
- buy kerosine / turpentine to wash the brush
- buy roller
- buy 'stick' or aluminium extender for roller to reach the ceiling
- buy plastic (to protect the floor)
- buy masking tape (to cover the skirting)
- buy VOC free paint (higher price) if have children?

my experience; labour cost for semi-d painting (internal, external + fence) at RM4,500 exc paint. to see how it works; ask them how many man days they budget. thumbup.gif

for paint - you want super cheap - go for Mattex (all hardware shop sell). quality then go for branded ICI, Nippon Life etc. Go get the brochure and see which paint are you convinced. whistling.gif

or save yourself trouble and hire a professional !

If new condo can try ask the worker doing painting work help u paint. Around 150 per day. A 1000sqft apartment might take 2 days for wall n ceiling excluding door fframe. Paint can buy urself. Look for low VOC paint. Those maxilite is cheap paint n poisonous if inhale too much.

Learn ur lesson ....why must hire ppl and pay 1k , where u can easily do it ?

I took 1hour to paint whole living hall and dining ....for 1layer...if whole house, less than 12hours

I didn't say u will die or live in for 30 years. If u have a child or toddler best used low voc paint if plan to move in fast after reno. Anyway is ur choice of paint n ur own health to concern of.

Agree. It is easy job for painting. Probably just take 2day to finish a condo painting.

And you can finish better job than the contractor. Add your final touch. Save the labour cost and you can buy more expensive paint.

Hi all,

I got quotations from various parties:

Mypainter quotated skimcoating rm 3,000, and painting labour RM 3-4k (i cannot remember) and momento feature walls starting from 6.50 per sqft. Excellent. Showroom in kota kemuning. Not too pricey if you look for high quality.

Got quotations for labour painting ranging from 3000 to 3500. And i got one which show me a painted condo same size for RM 2000.

Guess who will get the job?

I was quoted the following price for painting a 1200 sq ft condo.
Work required: repair hacked wall and plaster ceiling, skim coat hacked wall, paint grill door, main door, 4 rooms door, kitchen, living hall, dining area, 4 rooms ( 3 rooms white and 1 room Momento Frost) and plaster ceiling (living hall and one bedroom)
Hacked wall and ceiling areas: 10

1. 1,700 (Chinese boss supervise with 2 Indon worker; 5 days)
2. 1,850 (Indon boss with 2/3 Indon worker; 4 days)
3. 1,700 (Indon with 2/3 Indon; 5/4 days)

Not able to find any Indon calculate by days.
Please help with contact or advise.
Wiring done waiting for painting.

Just completed painting of my condominium (1400sqft) in ampang. Hire 2 Indonesian guys, took them 2 days to finish the wall painting.. Labour cost RM1300 (I bought my own paint)..1 undercoat, 2 layer of topcoat..Really satisfied with their job. They are very good person, friendly, easy to work with, really care about what I want. Clean whole floor once the job completed. I went for spotcheck, found that the work really hard. They stay in Kapar and commute all the way to my house in Ampang. Anyone interested can contact them: Adi 011-26173880

Of course they do surface preparation before start painting..repair all the wiring hacked on the wall (I added 10 new wall sockets) is part of it.

I bought 2 Nippon Spot-less (18 liter each) for RM650 at mr. paint shop (opposite tesco ampang). For undercoat, I use the remaining of nippon perfect white (RM260-18 liter) which previously used for plaster ceiling.

Yup. I think so too. I did my painting a few years back and it was only $3k+

Maybe I don't have to re-paint so often.

Let me know if u manage to get a better quote.

I think the price you guys getting are pretty reasonable...

My contractor is charging around RM 5k for a 1400 sqft landed single storey house with Nippon paint. But he does provide a 1 year warranty on it though...

RM150 per day.
1200sqft should expect completion less than 1 week depending on the condition.

Sorry, the guy is a retiree and only willing to help out due to relationship with my dad.
He is no longer working but it seems like it is standard price for paint job labour charge.

My contractor quote me RM6500 (paint + labor cost) for painting 70x20 double storey house with high ceiling (10ft).

Using Nippon Paint.
Sand the wall, apply sealer, paint 2-3 layers for white paint, paint 3-4 layers for color paint.

Reasonable?

If you apply sealer, you don't need white paint than color paint. Straight away color paint after the seler.

Unless the white color paint is an expensive paint. (Same type as color paint) Otherwise apply a cheap white paint doesn't give strong bond to the color paint layer.

Thanks for advise. The contract apply Nippon easy-wash white paint as the original is just a normal maxilite coat, it feel very 'powder-ish' when touches the wall and easily leave hands print.

My contractor is charging me RM3800 for painting labour which includes:

1. Painting labour of whole house (1200sqft condo) - skim + primer + 2 coats
2. Painting labour of 9 doors - sandpaper old paint + new paint

Is this price reasonable?

Say labour cost rm120/pax (a little high for indon but include meals n transport)

= 31.6 days. Say 2 workers then 16 days each. Too many days.

My indon fren (2 pax) did a single storey once in 6 days. 20 x 70. Including grill n door.

Recalculate:

Say 120 x 6days x 2 pax= rm1440

Profit = 3,800 - 1,440 = rm2,360

Wow !!! But this excludes skim coat.. how much is skim coat worth to you? Can you really see if its straight/even/flat.

reasonable answer IMO.. if your paint is still ok.. why bother to repaint again.. just directly apply top coat..

Anyone know cheap contractor to paint house in Penang mainland? My 1st quote with paint RM10k for labor and paint double storey semi-d whole house include wall and ceiling. 2nd quote per sqf rough calculation for labor only at RM5k which I think I can buy paint for total less than RM 3k.

based on my previous renovation exp. the 5k quotation is about right IMO.. if you were saying 3k for the paint and labour usually will cost you around 70-80% of total paint cost..

i pay RM100 per day for labour for painting.....however owner have to provide everything including lunch, transport, material like paint and brushes etc.....

If my customer wants me to buy the paint, i will charge them another RM 50 - 100 for transportation..No additional charge here and i will show the receipt if need be..

fix the leak first, then only paint. if not the paint will have water mark / bubbles / fungus / moss due to leak not fixed.....

fix the leak, maybe there are crevices / breakage outside - fill it in.

scrap the old paint out [use metal brush or chemical]

paint with primer

apply two layers of normal paint.

Become so complicated
Its a new hse with developer paint. But did wiring n plaster ceiling. Just that the walls for sure dusty. Cant just paint over or need to wipe?

I've gone through a couple recent pages and mostly see its quotations for bigger reno jobs. Anyone have a good painter to paint internally? It's a condo, need to repaint porch area, kitchen and room ceilings.. All same white color. I'm unsure which paints to use, so he/she may have to supply the paint as well. Location in KL. Most important is excellent workmanship and affordability. Used some Charlie guy a couple years ago, but paint's like flaking off d.

I have been quoted rm4500 for 2 Storey house excluding paint (interior&exterior) and excluding door. I guess in comparison yours is more expensive?

Need advice from sifu

My house is 40 years old and the old paint starts to show peeling and looks hideous.

Want to know whether should I employ painter or DIY. Only want to do external only..

Anyone know roughly the cost? Terrance house, double storey.

I saw YouTube that you need to scrub the old paint. Do those kracher power spray helps?

power spray does help in removing old paint and also make a big mess on the surrounding when the water and old paint flying around, make sure your neighbor are okay with it

make sure you have ladder that can climb high enough to reach those places you want to paint

the steps will be:
1. scrub old paint with scraper or high pressure water spray
2. fix holes, remove old wall plug/nails/screws
3. thoroughly clean up and wipe the wall with water/thinner/acid/cleaner, make sure the surface is as clean as possible
4. mask and cover the areas that you dont want to paint with masking tapes
5. paint 1 or 2 coat of primer if you want longer lasting paint, if you painting on top of existing paint then maybe no need
6. if you change the color from light color to dark color or almost same color, you can directly paint the final paint, minimum 2 coat
6.1 if you change the color from dark to light color, paint a layer of white/grey acrylic emulsion to cover existing color, minimum 1 coat then apply final paint, minimum 2 coat
7. wipe off leftover paint at undesired spots, and cleanup surrounding (this step is very exhausting) laugh.gif

if you think you cant do the step above then hire someone else to do it, terrace house need to climb to roof of first floor to paint 2nd floor, make sure the roof is in good condition for you to stand on top and you have long enough stick for the roller to reach higher spot

do remember to talk to your neighbor about it and whether they are okay with it, especially the part of the wall at the porch that separate between you and the neighbor

I'm relatively amateur in my experience with painting but have had some, as well as developing skills in art and design etc. I've been asked to paint 4 walls for each room of a total of 10 rooms within one building. Each room will have 1 wall dedicated for some painted art decor.
In being asked to do this, I've also been asked to come up with how much I would charge for this to be done.
I will obviously include paints, equipment, transport in the sum but I was hoping someone here could help me come up with a reasonable asking price for the completion of this project. Taking into account that I'm not a professional. Any help would be much appreciated!

10 rooms, lets say is 3 condos circa 900sf per condo (assume 3 bedrooms)
One condo $1200 labour oni
Three condos $3600 labour oni
Can quote $4000 for labour only of flat paint.
Please add on according to the painted art decor complexity. Bear in mind specialty paints like Momento or Suzuka will need extra time to do nicely.

Because you will also probably need to invest in painting tools (roller, tray, ladder, trolley to get the paints on site).
Assume that the walls are all ready to be painted and no fixing of holes/defects required.
>> Else you need to add on sander (belt for heavy duty, else a rotary also can if its just a couple rooms) - lots of dust.
>> If you sand then u need to add in at least a cheap sealer else bare cement will eat all your paint.

Assume you have a pickup truck or van to carry all the paints.

Note that the labour price excludes paint itself. Depending on how good the paint needs to be, can use cheap matex whites, or if colour is involved - starting from cheap $35 matex colours to atas paints. Paints are not cheap so you will need to get the surface area of the walls to be painted, then work backwards for costing (one 18L can cover how many sq meter and one 18L cost how much). Also consider gloss paint if you also need to do the doors/grills.

Professional or not its basically not that hard, its tiring AF.
Dilution of paints, for undercoat/first fcoat can mix more water, final coat 10% will give solid colour.

That's expensive. Mine RM4800 for 4285sqft excluding paint. At least I am using good paint. Not sure what is the paint you used

Mine is done by my subcontractor using Indonesian workers. Not sure he will do paint job only.

One thing you can do is read through the thread to get contacts or go to paint shop to ask. They would know too. In fact there is one paint shop that I visited and the Bangla that works there also freelance. I didn't choose him because he is still more expensive (a little) and it is easier for me to give to my subcontractor

Just quoted 8.5k for old paint removal and repainting works (wall and ceilings) for 1100 sqft condo unit. Based on the replies in the thread, it seems my received quote is unexpectedly high. Or is it (increased labor cost since need to remove old paint)? Exclude material cost some more.

Since he's my main contractor guy, the painting charge is included in the overall quote, so should I search other painters first and compare the pricing? If yes, what is the estimated good market value for the job?

I have been quoted RM6,600 to paint internal, external and roof for a double-story house. I have also been quoted RM9,000 to paint the internal and external part only for the same house. I think RM8,500 for a condo is pricey.

go to the hardware shop nearest to your house / apartment.

ask them to recommend daily rate painter for you.

bring a few to site, and ask them how many days to paint finish, and how much per day..... cool2.gif cool2.gif

i'm quoted 6.5k (excluding paint) to paint a 20x70 double storey end lot unit, inside and outside including the fencing. is this price reasonable?

also may i know how many layers shall i ask him to include? it's a new house with original developer's paint, which i believe it's emulsion paint.

also may i know how much extra $$ i need to budget for the paint itself? the contractor said roughly 3k. not sure if it's enough?

My inlaw recently painted their SS inter 20 x 65 and labour is 2.5k. Paint cost 1.3k

Labour is subjective based on exprrienced and wall condition. A vacant house is cheaper than furnished house.

Standard coverage is minimum 2 layers. Do not be stingy on paint since you are buying. If it needs 3 layers, go for it. Use your eyes judgement.

As for paint price, if too many colours, then there will be more 'wastage'. Buying less is better than more for all colours. Choose a paint shop nearest to property so that any shortage can be purchased immediately.

Inside and outside.

Base coat not necessary. Existing wall paint from developer considered good as base coat.

It is recommended to clean the surface (wall and grille) b4 painting. Painters dont do for you.
