I still remember they have lots of carnivals and drive you to the show houses.
You can see bungalows, Super link and townhouses.
You can even swim at the club house pool.

Many come, many saw but few buy....
Slowly, SDP realize it was pointless...
And no more carnivals or foods was offered...
it close it's doors to all ....
and The Glades remains exclusive to all...

Now they want to sell a new...
North Brooks they call it...
Ballot for it you must...
SDP never realize...

Bro, I think it is std market practice for developers to provide a certain defect liabilty period upon VP and since it was VPed last year, SDP will not extend it. Of course by right they should extend it to push sales.

That is what I heard also from SA ie SDP stopped all rebates for not only The Mews but for all unsold props in TG! blink.gif How to sell la like that?

They have been postponing the sales of NB & SB to pussh sales for the landed prop in TG but I guess the SA must be very free there as they have only TG to sell and since the sales cant move, they cant achieve their targets! So no choice SDP will be launching NB soon, but when it is a million dollar Question mark! rolleyes.gif

I think the rebates given & the subsidy for the maintenance did push sales for The Mews & the SMDs however, the superlinks' sales has been slow due to the proximity of its prices to the SMDs.

Hey BRE, thanks for the recommendation! Basically we wanted some new landed properties and nearer to Hicom exit. Hence we shortlisted Putra Bistari area, Putra Avenue, Grandis Palm and The Glades.

It seems like there're many upcoming condo but not much new landed development

Bro, widen your search to Laman Putra (Section 7), Sections 9 & 10 as well as Giant and the main commercial area Putra Point are located here - these areas are in the more quiet & nice area of PH! thumbup.gif Just ask bro jhbey and bro Longshot! brows.gif icon_rolleyes.gif

Surething, any new landed development that's going on laman putra sec 7, sec 9 and 10 ?

Here's some of the observations and surveying that we've done:

basically we wanted to find a home that's in between our working place (Puchong Puteri & Kampung Jawa). Gf wanted a landed property and preferably new. I was thinking if we get a good and new property, we can stay there for maybe 30 years? Hence, save on any future moving costs and renovation cost.

First we considered houses that's nearest to the KESAS exit, as we don't want to waste our time spending time on the road. (A 3km journey sums up quite a bit over 30 years). We ended up shortlisted Putra Heights and Kemuning Utama @ Kota Kemuning.

Putra Heights Prop:
Putra Bistari - Best road accessibility for us but the house are a bit old.
Putra Avenue - similar to Putra Bistari but houses are newer
The Mews - Best place and road accessibility
Grandis Palm - Similar to the mews

Since we figure out that we are going to stay for a long period of time, we don't really care much about the prop price increase or resale value. Which means that Townhouse/Terrace pretty much works out the same for us, and home quality will be more important than home value.

The Mews townhouse psft price seems to be cheaper than terrace. But the maintainence fees is quite expensive. We then evaluate this way: Assume that we are paying RM100k more for the property (interests @ 4.75% which translate to around RM500 per month to contra off the maintainence fees), will the property be stilll justifiable?

Well, we haven't finalize yet so will like to hear all the taiko's here opinion =).

If budget is not a problem go for The Mews in The Glades bro as it is gated & guarded. Sime is subsidising I think 50% of the maintenance fee for a certain period of time. What I heard is they are trying to bring down the maintenance fees as this is one of the main complaints for buyers in The Glades. It's definitely worth getting a prop in The Glades bro as the landscaping I heard is very nice, tight security with CCTV. We PH residents always envy the residents in The Glades!

No more new landed prop in PH bro, unless u try Kingsley Hill located at the hill next to The Glades or Marvelane Homes near The Glades also. In future, all launches in PH by Sime will be high rise.

Units Design:
No doubt The Glades is a very nice project. The Mews ground floor(Type B) has very big build up of 3498sqf. But is single floor only.
Also is located on lower ground. Some ppl cannot accept this.

The upper units buildup, Type A has 3315sqf and 3208sqf (Type A1). These are double storey design with a room upstairs. The not so nice thing is the entrance is located below the staircase. Not many ppl can accept this.

If you are planning to stay there for 30years, I suggest taking ground floor. Easier on the knee when you are old smile.gif

Pls note, avoid choosing the units near the LRT entrance at one end.
Some of these units had cracks on them during the LRT construction period. SDP has done the touch up but just to be safe.
At the opposite end, a condo project is planned, South Brookes.

Location:
The Glades has one of the best, if not the best location.
Walking distance to LRT and a mere 15minutes drive to Sunway Piramid. Neighborhood mall, we have Main Place. The new Chinese school is also about 2 to 3 km away.
Pavilion 2 in Bukit Jalih is about 20km away.
Your mentioned location is also very close but Kampung Jawa may take abit longer.

Price:
Expensive. This is because it is in a mature and established township.
In regards to the maintenance fee, I'm not sure I get your point.
Normally, ppl will have passive income e.g. rental income to take care of the maintenance fee. To pay maintenance from your main income is not advisable because u need to pay as long as you stay there with no option to cancel. To make matter worse, maintenance fee goes up along with other things.
Whatever free maintenance period SDP is giving should not be a deciding factor unless you plan to sell in a few years or they give u 5 yrs free.

Maintenance fees is quite scary, especially if you think about even after 50% subsidy given, the maintenance fee is similar to other G&G houses , and that's for townhouse .. For people who has to pay 5-7k loan , adding RM500 is actually alot. Really like the environment of the place though , very relaxing and unique

No choice lo bro if the b/up is huge, I think the JMB should bring down the maintenance fee or else TG will be ghost town nobody want to stay there! I was told they changed the formula for calculating the fees either from b/up to land area or vice versa cant remember to bring it down.

Dont forget the maintenance of TG is not cheap, I think one of the expensive one to maintain is the vacuum system ie no garbage trucks are needed to collect the rubbish from your home and garbage will be sucked from your home to a central garbage collection point. Some more with big gardens, CCTV and landscaping, very sui thumbup.gif Poor folks like me can only see TG from outside in admiration! sad.gif

Really thank you and appreciate the time you taken to answer my question in details =). All the points that you mentioned are certainly insightful, especially choosing which unit and other considerations. It definitely makes us to think more before deciding.

Currently am having my own business, if any surplus $$ will invest back to my business rather than on property. But good properties may have better returns than business sometimes ;p


Do suggest to us some good locations at PH and we'll do some research on our own smile.gif
