Hey guys, I'm interested in purchasing one unit at The Mews@The Glades. Anyone know of any sales manager from Sime Darby that can provide the best value in price? thanks in advance!

Hey BRE, thanks for the recommendation! Basically we wanted some new landed properties and nearer to Hicom exit. Hence we shortlisted Putra Bistari area, Putra Avenue, Grandis Palm and The Glades.

It seems like there're many upcoming condo but not much new landed development

Surething, any new landed development that's going on laman putra sec 7, sec 9 and 10 ?

Here's some of the observations and surveying that we've done:

basically we wanted to find a home that's in between our working place (Puchong Puteri & Kampung Jawa). Gf wanted a landed property and preferably new. I was thinking if we get a good and new property, we can stay there for maybe 30 years? Hence, save on any future moving costs and renovation cost.

First we considered houses that's nearest to the KESAS exit, as we don't want to waste our time spending time on the road. (A 3km journey sums up quite a bit over 30 years). We ended up shortlisted Putra Heights and Kemuning Utama @ Kota Kemuning.

Putra Heights Prop:
Putra Bistari - Best road accessibility for us but the house are a bit old.
Putra Avenue - similar to Putra Bistari but houses are newer
The Mews - Best place and road accessibility
Grandis Palm - Similar to the mews

Since we figure out that we are going to stay for a long period of time, we don't really care much about the prop price increase or resale value. Which means that Townhouse/Terrace pretty much works out the same for us, and home quality will be more important than home value.

The Mews townhouse psft price seems to be cheaper than terrace. But the maintainence fees is quite expensive. We then evaluate this way: Assume that we are paying RM100k more for the property (interests @ 4.75% which translate to around RM500 per month to contra off the maintainence fees), will the property be stilll justifiable?

Well, we haven't finalize yet so will like to hear all the taiko's here opinion =).

Really thank you and appreciate the time you taken to answer my question in details =). All the points that you mentioned are certainly insightful, especially choosing which unit and other considerations. It definitely makes us to think more before deciding.

Currently am having my own business, if any surplus $$ will invest back to my business rather than on property. But good properties may have better returns than business sometimes ;p


Do suggest to us some good locations at PH and we'll do some research on our own smile.gif

Units Design:
No doubt The Glades is a very nice project. The Mews ground floor(Type B) has very big build up of 3498sqf. But is single floor only.
Also is located on lower ground. Some ppl cannot accept this.

The upper units buildup, Type A has 3315sqf and 3208sqf (Type A1). These are double storey design with a room upstairs. The not so nice thing is the entrance is located below the staircase. Not many ppl can accept this.

Walking distance to LRT and a mere 15minutes drive to Sunway Piramid. Neighborhood mall, we have Main Place. The new Chinese school is also about 2 to 3 km away.
Pavilion 2 in Bukit Jalih is about 20km away.
Your mentioned location is also very close but Kampung Jawa may take abit longer.

Price:
Expensive. This is because it is in a mature and established township.
In regards to the maintenance fee, I'm not sure I get your point.
Normally, ppl will have passive income e.g. rental income to take care of the maintenance fee. To pay maintenance from your main income is not advisable because u need to pay as long as you stay there with no option to cancel. To make matter worse, maintenance fee goes up along with other things.
Whatever free maintenance period SDP is giving should not be a deciding factor unless you plan to sell in a few years or they give u 5 yrs free.

Other options:
Have you consider other cheaper option around PH as mentioned by bro BRE. Section 7 is also a good choice but subsale option are very limited. Do consider the option of saving the money for investment in other projects property?
There are other projects that are similar to The Glades but location wise may lose out to The Glades. I would not be so fix on finding home near my work location, I rather find work near my home smile.gif

SDP The Mews current offer is : 2% Discount , 2% Rebate and 1% for Introducer.

We gonna check on the iproperty fair this weekend to see if SDP giving out any special discount biggrin.gif

Also, there's another G&G development being planned soon in between Putra Heights & Kemuning .It seems like they have superlink house from 900+ more info at www.hometree.com.my you guys have any info on it?

Hey guys:

Went to IProperty Fair 2 days ago, nothing much from there.

Bro Longshot: We didn't like hometree much, it's quite far in location

Bro BRE: I checked with SMD, the promo i listed is memang their lifestyle campaign.

SMB sold their last type A unit with kitchen cabinet and oven 4 weeks ago, all the remaining ones are without the cabinets. It's quite disappointing cause we really love their kitchen cabinet. Not sure if can get subsales, last subsales went for RM1.35mil
