Price will definitely increase by at least 5% as there is holding cost of land that has been purchased using bank loan. Land price is going up by double digit every year. There is a saying: "Buy land as they don't build anymore ".

Developer will build more 2.5 or 3 storey units. same BU but smaller land area. yet selling at higher price. True also however there is still some possibilities just like Eco Park - semi-D at ~ 2800ft2+ Anyway, smaller land size is always the case if not much changes of pricing to the phase earlier.
