But SP doesnt own that piece of land right cause not inside the whole SEG master plan?

I think every 10.0m there is one infra type CCTV - same like those in Eco park.

Ya, i think you r right. Just get confirmation from another owner. Dont think it stated in snp. CMS yes though.


Added on January 6, 2013, 9:00 pmLink villa dropout units all have been taken as at today (source: thanks to one of the taikors). Smd still available. Next phase ll only b launched in march. Year end ll b the first highrise there with indicative price of 600psf. Sorry no small units.

If remember correctly, it does not state in SPA, although the Eco Glades website does mention it.

80 feet buffer zone is not enough, sound barrier is quite important, the higher the better.

This kind of small money cannot save, else how coming launches going to BBB?

I hope the reverse, keep the price affordable with small percentage increase, make Eco Glades a live-able place.

i think SP will jack up the price and then give discount.... the unit will still be "affordable" as long as the entry is easy like low down payment, free legal fees, DIBS...

They are aware about this and that is the reason they extended the sound barrier from Semi-d row until LinkVilla backing the main entrance. See attached pic, sound barrier wall in red color.

Hahaha... Then any advantage for being the 1st phase investor other than that 3-5% price diff?
Land area also bigger in phase 1 than 2? For example, 41x95 (phase 1) but 41x85 (phase 2)?

Hahaha. Yalor. If 3-5% no point to buy first phase since following phases the design will be nicer. Think 8-10% will b good.

See how mah sing suffering now to sell their units. I think sps is doing the right thing. If all taikors here keep talking about long term like 2020, whether 10pc or 5pc increment is not a big deal. Exponential or big increment giv u paper gain but it ll not be sustainable. This sort of pricing ll lure majority investors which is a not sign at all. Reasonable mix is important.

Sps know the market well n know the pricing at ciber already at high side. So marketing n pricing need to b sensible to ensure future phases ll not be like sime derby glades or mahsing icon series.

I agreed with hunter.
I think sps will increase few % however land size / bu will be smaller in order to suit market.
