Nowadays, Kajang getting flooded more frequently. Sept 4 rain really scared me. Just 4 hours rain and the whole of Besraya is like a river.

All the land clearing has caused the water to flow very fast to the lower areas. Once these are flooded, you can't go anywhere though your housing area may not be affected directly.

But 1 thing la. If Nadayu itself ever flood ah, I would say that probably 80, 90% of Kajang or South of KL would be under water. Its on pretty high ground.

I dont think there is a concern of Nadayu will get flooded, if that happends like you said almost the whole of Kajang will be flooded. The concern is more on the surrounding roads and buildings.

Went to nedayu today...after house hounting from morning...finally reach nadayu 92...almost fed up for today haunting...then nadayu enlighten my day....there were 3 3story superlink avaiable...all end lot...decide to see again tomorrow before book for it...build area around 4000Sqf...price aroun 950k...hope worth it...its look like semiD with 3 storey...hehehe...anyway if around shah alam, cheras, puchong, selayang,rawang...the price will be more than 1M...some more it GnG...l

No problem bro, only minor things like white cement to be added on tiles/add another coat on the door.

Overall i'm ok with what was delivered.

Planning to rent out the unit actually, anyone interested can pm me :-)

How much is the market rental for terrace house in kajang? hmm.gif though condo easy to rent than terrace house lo..

Well this area has not been tested so cant comment..but this is gated & guarded with residents only facilties so should be able to get a better rental.

partially furnished..there is demand for rental in this location, just a question of how much is the market willing to rent lor..must rely on my agent friends now..

bandar tech rental is around $600 partially furnished. Rent to malay family.. Demand is quite high...

Bandar tech and Nadayu very different type of proposition..definately rental at Nadayu wont be that cheap..my estimate would be anything from RM 1.5k (bearing in mind that this is close to the current rental of some apartments in Kajang).

But RM 1.5k enough to cover bank interest? plus need to pay maintenance cost somemore le..if minus maintenance cost, let say RM200. Balance is RM1.3k for a house of 500k?

Not enough to cover cost..but for a new area a bit difficult to charge high imo..i know there is one guy asking for RM 2k a month..

for me RM 1.5k is ok at this point, as the demand picks up, maybe can look into charging more..
