QUOTE(nakashimakazuma @ Jul 18 2011, 03:03 PM) dkcc0329 thanks for the info. so, if DEPOSIT, that's refundable. cos i heard some management, they actually burn your RM1000 deposit, which i think is unfair.am a building contractor as well so no problem for me for the arrangement also the pricing too Added on July 18, 2011, 3:09 pmsony_user999 regarding the money to management do bear in mind, it call "DEPOSIT" usually it will be refundable unless something wrong happen as usual, the in house contractor can waive this thing but also, it all depend on your nego skill with your contractor u can get your own contractor to absorb it, since its refundable also if u are the 1 that pay for the money, usually they will just dont care so better ask them to pay it themself, and also request back from the management by themself QUOTE(william2014 @ Jul 18 2011, 03:11 PM) Welcome.. Hi, all your updates are very informative. Thanks. Just wondering about security wise in PV 13. I mean how good will the security team be? I understand from my colleague that in PV 10, there were a lot of break-in.

Unless, those guard must check every passers that going in to the lift. or, in PV13, we can form a group. force Management to enforce the use of "tenant's member card". all the tenant in the condo must be having the card, in order to access all the facilities and lift. just like the security system as in my fren's condo (Savanna Condo, Bkt Jalil) |

QUOTE(sony_user999 @ Jul 18 2011, 07:01 PM) hi Beeeee, That's a great idea! Yes, I strongly feel that the residents must insist on good security by enforcing the use of tenant's member card. If the security guards are strict at the gate entrance and all lifts, it will be a step forward and also will lift our condo standard. So how do we start it off?i stay in PV10 actually. for the break in case, i heard of it. but, all these things, very hard to control(my opinion). i thought the 'member card' is the security level we are having in other PV as well? or is it not materialised?
later have to voice out to the joint management maybe, but we have to bear in mind not everything we suggest will be accepted, they will have to review, discuss, feedback from various parties, there may be various way to mitigate a problem, so hopefully we all can live in harmony later and respect each other. i also dont want the enviroment where tenant & management fighting always, yes, i am expecting 'member card' type of security as well when i chose this apmt before, (if not, what else the function of that member card? lol) regular security walkaround, cctv, is good also. |

Looking at the guardhouse entrance, there're tag readers on both the entry and exit points so an access card security will be in place..but don't think the tag works for elevators too. Unless they put the card reader at the lobby door so that the door only opens to access card holders..
I'd want tight security too as I've had a break-in at my current rented place @ Peter, the MCF contractor gave you any opinions on designing or you have your own idea already? |

QUOTE(hazwanh @ Jul 19 2011, 12:26 PM) i thought the 'member card' is the security level we are having in other PV as well? or is it not materialised? by applying this strict security, it's able to bring up a level of the security for this condo. indirectly, if we comply some other things, i believe, ours is also a highend condominium. :Dlater have to voice out to the joint management maybe, but we have to bear in mind not everything we suggest will be accepted, they will have to review, discuss, feedback from various parties, there may be various way to mitigate a problem, so hopefully we all can live in harmony later and respect each other. i also dont want the enviroment where tenant & management fighting always, yes, i am expecting 'member card' type of security as well when i chose this apmt before, (if not, what else the function of that member card? lol) regular security walkaround, cctv, is good also. but, bear in mind. strict security means lots trouble for your visitors, and lack of flexibility.. erm, hazwanh, why not we all as owner, join as active member in JMB? then, we all can raise up all our opinion. at least, all will be a fair discussion/meeting, if there's any upgrade or enhancement needed for our residential area. for your information, currently our security level is so called "2 tier security". use card to access into the condo(by car) and use the card to access our lift lobby. *those without card access, will sneak in, when others scan their card to acces. this needs a guard to jaga there. at least take down info of the visitor. if crime happen, police can investigate from there. *lack of CCTV at each level of stair case. this will prevent theft, etc.... what do you guys say? |

Otherwise, security guards all will be busy guarding swimming pool nia.haha... i like idea of nakashimakazuma. to raise up the study room... nice idea.... |

For my opinion, the first level of security still the most important... is very depends on guard house there got doing their job well anot.. the lift jst de bonus feature for me..
One thing i totally agree with sony_user is to form a group among tenant.. not only for complaining but for info sharing as well... |

Not a camera facing at the pool la I mean at the staircase door on the swimming pool floor. But yes, if we residents are close/familiar with each other, we can look out for each other. Also, as what one of the PV resident group (PV10?) did, maybe form an online group (e.g. on FB). |
