quite worried with the depth of kitchen. 1.5 feet i assume. Can we fit a kitchen cabinet there? with sink & hob? whats the normal depth? can anyone share?

I was just looking at the tiles beneath, 1.5 so i assume 1.5feet.
Definitely cannot be cabinet on both side.
If the sink side is around 2 ft, thats quite ok. Coz most cabinet have around 2ft depth.

The showhouse didnt have a full cabinet on the wall side also (if i can remember correctly) it just have a wall rack, and a bar counter which took some space of the dining area.

Hope the yard outside is quite spacious, may need to use that space for cabinet. (Pecah pintu??)

Normally need to deposit some fee to management (rm 1k if im not mistaken, plus few hundreds for cleaning fee), fill up some forms,
for security guard purposes, cleaning after renovation, garbage disposal

and also some rules need to be followed,
such as working period, lift management, parking area for the lorries,
the reason is that not to disturb other tenant, (if renovate early then no much tenant yet, then can be quite lenient)

For their in-house contractors, some of these fees/deposits are waived

I am not sure in details.

they should be ready before september, bcoz most SPA was signed to complete in september, some in october, some later,
so if they cannot meet september, those batch can claim la,
i think,

is my understanding on the SPA issue correct or not?

lol, BERSIH PV13 rally would be good to, help them bersih2 faster, then we can get key faster.

for interest payment, we actually can request to bank to start the full monthly payment earlier, even before we got key, just fill up some forms, and later they will process and start the full monthly at the month we stated in the form.

If im not mistaken,
The shoplots have different parking areas outside, not sharing with visitors parking, the apmt got different entrance than the commercials, so it have clear barrier between both, separated by wall or smth
(pls correct me if im wrg coz i havent seen the actual, this only by my understanding on their layout drwg last time)
my worry is some may come inside apmt visitor parking claiming as visitor, but act going to the shops,
For that the security guard have to be detail in verifying, this may hassle to our visitors, but what else can we do

initially i also thought they are giving the same tiles to us, 2x2 design,
but looking at one of our friends post on actual unit, quite sad, its not he same is it?
feel want to hack the floor, but that will cost a lot, cannot afford it.

want to ask u guys opinion, the yard is normally used for kitchen extension, or for storage & cleaning (washing machine, hanging clothes, storage of utilities)

the kitchen is quite tight so may need to use this extra space.
but then where else to dry clothes? balcony? plan to plant some flowers there at balcony

i am thinking the same as your answer c: also, that study area may got a lot of space inside, can even make a smaller store room inside (if want to look separated from the study room itself),
the 3-room house type will be much easier to work with on this,

will check on item b:, that would be good suggestion too.

i prefer not to put wet kitchen outside, i dont know, insects from outside/dust maybe, anyway, will check the suitability...

Timewise, i believe we have flexible time, if we got the key as expected (end of the month.)
next month gonna be fasting season, so i think malays wont be moving that month, even in september (raya season) even for rent, ppl probably want to go in on october.

and yes if they already know the house layout, that will be faster (coordication & installation wise)

whatever it is, need to ask their manpower load

outside contractor also i dont think there much problem. (if only 1 con, if multiple, a bit headache) agree with dkcc

for me, built-ins will be priority, so may go to in-house contractor, some other things that is movable, may source out or done in phases. depends.

just my 2cents

so later if you sell the house, you have to sell both parking together.

last time it was 12k. but after complete, it will be 15k.
maybe you can ask what is the price now (considering it is about to complete already)
if lucky you can get 12k, i dunno.

i thought the 'member card' is the security level we are having in other PV as well? or is it not materialised?

later have to voice out to the joint management maybe,
but we have to bear in mind not everything we suggest will be accepted,
they will have to review, discuss, feedback from various parties,
there may be various way to mitigate a problem,
so hopefully we all can live in harmony later and respect each other.

i also dont want the enviroment where tenant & management fighting always,

yes, i am expecting 'member card' type of security as well when i chose this apmt before, (if not, what else the function of that member card? lol)
regular security walkaround, cctv, is good also.

i think it is possible,
no need for brick wall, normal wooden/good quality plywood wall also can, that is cheaper.
